hey everybody i just thought i would let you all know what im working on at the moment. I called an add on craigslist about a lease option property and did what dean teaches. "JUST LISTEN" The woman told me she had a tenant in the house that wasn't paying rent or cleaning the house and keeping up with the property. She said she went by there and the grass was over a foot long. She told me she just wanted to sell the place and get rid of the headache! She is in the eviction process and they have court on the 28th. So after listening to her i offered her this:

Hello Fellow Investors and DG'rs.-

I have a current list of buyers and always looking to build relationships with more. Right now am looking for serious cash buyers for these 2 investment properties currently that need to be assigned asap in northwest illinois.

I did some heavy negotiating on these deals to make sure the investor gets some good cash flow and profits right away out of this.

Negotiated seller to pay closing costs and they have an agent, so they are also paying that.

Also negotiated to receive rent from each unit for that month of closing and any security deposits attached. Plus, got great prices on these 2.

I'm looking to assign each for only 5k which would be 10k for both.

$7500 and a sad story

I mentioned this in my journal but thought I should post here in the deals section.

Was contacted by a seller regarding home she inherited from her brother. She had recieved a yellow letter from me back in March. Saw the property, fell in love with its high ceilings and old woodwork, but couldn't keep it. I wholesaled it(to a fellow DG'er) for $7500
and interestingly enough HE wholesaled it to an end buyer for 12k I believe (guess the person with the bigger buyers list wins) We had a small title issue with property, that delayed closing but in the end everything got cleared up and the deal closed.

Never Give Up!

Just wanted to tell you about a Deal.

I had this property locked up for 45 days.
This property was going to tax sale.
The Tax sale was today at 10:00.

I got a call on Friday at about 2 in the afternoon that This guy wanted to take a look at the property.

I could not pull away from work. I am self employed but i had a new opening in a customers house and could not leave it like that.

Of course all day I am thinking how can I make this work?

So I called the Tax Bureau and talked to someone there told them my situation and i got a call back on Sunday afternoon. Go Figure Sunday afternoon.

I proceded to show the house on Saturday anyway not knowing what was going to become of this.

I'm making some $$

Well, I have started making a little bit of money. I was blessed to meet 3 people with money who wanted to make some more money. I was then blessed to meet someone who knew how to put deals together! What a match! Basically, it's Private Lending. But I recently developed a 50/50 equity partnership with one of the lenders. I found us a house, we bought it and now we're starting the rehab! Hope to net about $60k profit! And to boot, my son has a contracting company and is excited to be our GC. It's helping him build his business as well!

On top of that, each of them wants to do equity deals with me! In the not too distant future, I will do my own buy/fix/flip and hold using their money.

I have 5 total private lenders I'm working with on various types of deals in our area.

First Three Deals of September

Three deals done, all will close by the 17th of September.

1. Unlisted estate sale. Pocket listing supplied by one of my agents.

Under contract for $140,000
Assigned contract for $145,000
$5000 = my assignment fee.
ARV is 250,000
Repairs are $40,000
My buyer paid 74% of ARV minus repairs.
I bought at 72% of ARV minus repairs.
My buyer should net around $40,000.

2. Co-wholesale from deal provided by a fellow wholesaler. I supplied the buyer. We are splitting the net profit. My share is $2000.

3. Listed estate sale. Lead provided by one of my agents.

Anyone know of developers in NJ

I'm working on a deal for 80 acres of undeveloped land in Sussex County, NJ. It is approved for 1/3 Commercial, 1/3 Residential and 1/3 Light Industrial. It is on a main road in the county, and is not too far from other shopping areas. The water has been approved and it has also been approved for a Town Center. If anyone knows of a developer who might be interested in this property, please get in touch with me.

Yellow Bandit Signs and Yellow Letters

Its, been a while since I've been on here. Anyways its funny how things work out sometimes. When your successfull you have people lining up to work with you. Which is a good thing!

Anyways had a few of my new guys (team members) known as Flip Squad hang some Yellow bandit signs and our phones have been blowing up off the hook!! Will be assigning 2 contracts tomorrow for $3k and $2500. Then we have at about 3 other wholesale deals and 2 wholesale lease options we are working on. All from Yellow bandit signs.

We will be also mailing out our Yellow marketing letters to expired listings, vacants, and motivated homeowner list. Which the response rate from those is ridiculous. Can't wait!! We may have a RE_Situation..lol

My new team is kicking butt!! Good job guys!!!
