Converting apartments to condos

I have an investor looking to put money into a deal if all the numbers add up. This building has 11 units with an elevator in the building. The building is a total rehab, priced at 99k but it has been on the market for 649 days. I believe I can possibly get the building for a little less being that it was recently reduced by 10k. My question to my peers I would love to rehab and sale the units as condos. The property has a newer roof, elevator needs servicing and there's possibly 45k worth of renovations. What are the steps to convert to condos and is this a good idea?

A small deal was completed this past week. It, as all deals I am involved with, had some things happen. I am partnering with someone in San Diego, and he thought he could trust his agent, so while out of town, he called his agent on a lead a birddog gave him to put it under contract.

$9,000 In 30 Days

A friend of mines told me last week that his dad has to go into a medical home and that he needs to sell his dads house. The home was built in 1905 and has not been updated or had any upgrades since. It’s in pretty bad shape. To totally renovate it with the latest upgrades and add a bath for a bed suite it will take about $70k. Arv in the area is $155,000.

Medicaid requires the liquidation of most people assets before being admitted into such a facility. My friend told me they do not care what price the house sells for, because any monies produced from the sale will go to the medical home.

Another deal Closed Over $18,000 in Profit, No Money Out of My Pocket

I just closed on a deal yesterday that will net me about $18,500 in profits.

I was able to get a mobile home for free from a motivated seller. I borrowed $3000 from a friend to fix up the home. I just sold it yesterday to a very nice lady for $13,500.

How I'm making over $18K with it. This community doesn't allow owners to rent their homes. They only allow people to be owner occupied. So I sold the home on a contract. I got $1000 down from the buyer, she is paying me about $255 per month for the next 6 years. I am becoming the bank with this sale. She will be paying me %12 interest on the amount borrowed. I will make about $5000 in interest over the 6 years.

You Have Got to Seek the Motivation

For many investors the excitement of real estate may lead them down difficult roads to success.

One such road that is fairily common with new investors is chasing every potential "deal" without actually knowing the chances of success on the deal.

Many spend their days and time chasing properties that have no real value, that most likely will not accept an offer from them and end up keeping the investor spinning their wheal.

There are a few ways of doing this but many successful investors have a way of grading a property to ensure a property is worth our time.

You will normally look for motivated properties that have the following criteria
1) Properties that have been on the market a little longer than normal.

I love doing real estate in the Midwest! Just closed on 3 properties that I purchased for 75K. 2 SFRs and 2 Duplex. I am getting $2500 in gross rents from these 3 properties. My ROI is over 30%! It's hard to find anything wrong with that. Smiling
