Family referral

I haven't posted in a while, but this was one that I recently closed. This was a deal that my mother referred to me(I sometimes overlook the simple things that are right in front of me...like asking family members for referrals). My mother gave a lady that she goes to church with my number. Her mother was moving into a retirement community and needed to sell her home. She called me and I went to see the home. Wasn't in the best area, but I knew it would make a good rental. I locked the house up and assigned it to a landlord buyer within 2 weeks. The whole deal took 2 months from start to finish (due to her mom still being in the home and waiting to move). Net profit was $10,000...not too shabby. I've now given my mother her share for referring the lady to me and she's ready to find more.

Possible lease option

Going to check out a possible lease option tomorrow. I am so nervous. This is the first deal that i am working on. Its a 1120 sq ft house with 3 bedrooms. Could use some work but it is in rent able shape. The owners are looking for $40000 out of the property but are willing to accept less. The monthly payment would be around 560 to them. Could really use some help on this if anyone out there is willing. I told the owners i would need between 30-60 days to put any money down on the place. They said that would be possible but would want around 3000 down. here is the craigslist ad for the property:

The Seller Calls...My Second Deal Done! :)

Today I got an awesome call I was not expecting on my latest deal that funded today, not the title company calling to say come pick up your check, not the buyer saying your check is at closing but the most unexpected call from my seller!! He says, "Kathy I just wanted to thank you for all you did and all your work, my wife and I really appreciate it and now I can retire that's all I ever wanted since I am 66, one less worry and you made that happen thank you so much and God Bless you"!
