Not Deal #613 Like Carol, but like she said a Deal is a Deal I just closed this one

On Saturday last week I finally closed the deal from @$%*. If you have been following my journal on this deal it has been very stressful. Even after I have done dozens of deals I am still learning and growing. But as we all learn and hear, be persistent and keep moving forward!!!

This is a mobile home rehab. I got the home for free, i moved it into a new community and set it up, rehabbed it and just sold it.

The buyers are really excited to move in and are really excited to own their own home.

I had too much in rehab on this one about 14K All in. But I still sold it for 21K on a contract. I will make an additional 7K over the next 5.5 years. So I should make a pretty good profit. I'm mostly excited to just move on to the next deal.

I am a stay at home mother of 7 children and a wife of 26 years. Not to toot my own horn but All of the education and techniques were worthless unless I put them into action. You can gain all of the knowledge that Dean has to offer and yet if YOU do not put action to the knowledge you have just wasted all of your money.

Need advice structuring a deal

Found a house for sale by owner, owner owes $64,000 on home and motivated to sell. Comps say 138,000. Want to wholesale to another investor. How should I structure my offer to seller.

Let me start by saying isn't Dean and Matt great? I'm new to the site. Just came back from an Edge Event t couple of weeks ago and it was awesome.But I am actually having a little problem. Hi DG family, Here is another deal with lots of adventure. Smiling

Got a property under contract, and despite checking with the city umpteen times, each time we or a buyer would go to the property they'd tell them something new and different. From where the buyer could put the required parking up to the final bombshell that was nicely covered up, the entire house and garage had been moved onto the lot from another location in 1948. The adventures never end! So, instead of making the $25k I was hoping to make, we are happily wholesaling it for a couple grand between two people.

This is an REO, added buyer to the contract, quit claimed myself after closing. After wholesaling this one 15 other times, I am ecstatic to have it closing tomorrow!

Just closed

Just closed on a house yesterday. Today we are working on getting all of the contractors out to the house to start getting things fixed up.
They are going to start ripping out carpet, fixing roof, painting, landscaping and new kitchen.

It looks like about 40k repairs but a huge profit! Super excited for this one. Wish me luck.
