I am looking for an equity partner with $95K + for a deal that is smoking hot! I've attached my analysis sheet for you to review. This is a deal I don't want to pass on, would rather 50/50 up.
Cash equity partner: $95K for down and repairs (more contribution will have less costs and more profit)
I'll be on a HML (2 pts, $155K approx 10%) for the remainder of the acquisition, holding costs.
50/50 profit share because I can't do the deal right now without you!
This property is local to me, so I will be overseeing the project from start to finish and be able to keep an eye on everything and be there in case of any bumps in the road.
The juicy details are in the attachments. But, here's the overview:
PP: $210-217K (still going back and forth on it)
******************ARV: $350-370K*****************
Repairs: $50K
Holding costs: $17K
and all details outlined in the attachment.
I also have an auction system to sell properties FAST for highest market value that I use. I have a realtor that does this, but I also have set up to do this w/o a realtor and just putting it out on the MLS. I rehab properties to maximize profits and buyer appeal to move it quick! The spreadsheet has a most likely scenario (I play it very safe! ) and a worst case scenario of 1 year. I always include the worst case scenario in analyzing my deals, but realistically, this fix and flip shouldn't take more than 4 months :)from close to close.

I wish I had the $ too; maybe in a few months we can partner on another deal... I'll keep you posted.
You could ask for a few partners instead of one, and they could split the 50% depending on how many put the $ in... just an idea...

Once closed, we clean up the outside and start to make that look pretty, we begin marketing immediately at that point. Expected to turn it around in 4 months; that includes the 30-45 days it takes the end buyer to close on the property. My team is ready to go!
This one is local to me too, so I will be overseeing everything and I can handle anything that arises personally because its not out of state or the area for me. 
Southern CA is a quite a ball game; getting a property this far below market is not an easy feat here!
