I been reading and learning this real estate stuff for the last 3 months. I got a huge buyers list from my postings on Craigs list. I got a half dozen sellers to contact me. One of the sellers was a couple that wanted to retire and cudnt afford their payments. They were actually willing to give me the house.The house was underwater by a lot. I advertised their home to just take over payments, and had this one couple hounding me to get the house. I had them give me a Thousand dollar non refundable deposit. I thought, hey that was too easy, I was going to make $8,000 after closing. The next day the seller emails me to say they decided not to sell. I was devastated. I had their home on contract. but I told them I wud tear it up.

the zoning is R3 which means you can turn down the house and build there a multifamily units or divide it and build 3 houses there . a potential for a future development

Question: can one lead be worth $45K?

I sent out a batch of owners in my local market.

I spent about $1,000 in postcard marketing.

This seller left me a message saying the property was not for sale but he just inherited a property out of town that he was selling (timing is everything).

So I called the seller to get some information on the property. It turned out it was a 3 family property with two tenants in Philadelphia, and there was a $140k mortgage.

He didn’t know a lot about the property, but he did tell me that he was talking to someone else who was also interested in the property. I told him I would do some research and get back to him.

Need help putting this no money down deal together

I really need help making this deal happen, if possible. So I met this project mgr for an investment group we exchanged info a while back, she texted me about a house that one of their investors has, she's helping him sell it because he lives out of town.

6 unit building in Iowa for $25,000!

Hello DG family,

My name is Adam Martinez, I am brand new to the DG family. I recently ordered "The Edge 10" DVD's and have watched them several times now! I've started marketing myself and I've been checking Craigslist daily for deals, and yesterday (on my B-day) I wrote my first offer and it was accepted! I know, I can't believe it either! I wish I could buy it myself and keep it for a rental, but like I said I'm brand new to this so I can't right now! With that being said, I'm looking to assign it to someone who can! Its a 6 unit building in a historical part of town in Red Oak, Iowa. Needs only about $3,500 in repairs, and each unit can rent for $300-$350. If you would like more info or can offer any advise, I would greatly appreciate ANY feed back!

Buying Land

I have had a couple of people call me about buying their land from letters I have been sending out. There are no houses on the properties. I would like to know if anyone can tell me how to research land prices so I can get some knowledge on the subject to maybe look into making offers on these properties. I have been sending letters out to find some motivated sellers to wholesale houses, but they tell me they don't want to sell their house, but they have land they would like to sell. I live in Maryland and these properties are in Maryland and Virginia. Any help anyone could give would be great! Eveyone on this site are always so nice and helpful.It's great to have a place to turn to like this.

Here's the deal:

I have had my eye on this house for about 5 months now... I decided to not pursue it again until now (fall) because my plan is to rent it to college students, and from what I've seen, students aren't looking to rent a house for the following school year until September/October/November.

The original listing price was $99,900. They've dropped it to $79,900. The house is in probate and the heirs live out of state!

When I saw this 'deal', vacant,grass 5ft tall, tree down, etc.. I was riding with new investor and ask him 'what do think of this one?'. his response was 'I dont know Mike, looks pretty bad'. NOT ME, I see DOLLARS $$$$$$.

We got out after finding the driveway, waded through the tall grass/weeds stepping high and fast to avoid any snakes. Got to the house and, WOW, place looked great. Went around to the back and theres a nice workshop, insulated,wired,ceiling fan,etc AND a NICE above ground pool with a nice deck all around!!! Also, we find theres a very nice addition on the back of the house.
