Temptation for a quick buck or sky-high guaranteed yields can often result blowing your hard earned cash in the blink of an eye! The first big mistake most newbie property investors make is adopting what I call the HMIS approach. HMIS is a simple acronym for Herd Mentality Investing Strategy.
Simply put, this investor only makes a move once he/she sees others earning returns hand over fist and fails to realize that the market is beginning to reach maturity or even it's peak when this is happening. When in reality this is probably a signal to start selling - not buying!

Another huge error is lack of proper research and due diligence.

Another Look at Wholesaling

Let’s just do a quick refresher on wholesaling as a real estate investment niche. There has never been a more perfect period for real estate wholesaling opportunity. After the housing and mortgage crash, there are more renters and fewer homeowners. More people are entering the rental market, and first time home buyers are almost invisible. Some housing market pundits are calling America a rental society for years into the future.

Advice for newcomers

You have found a great place here for free to learn about investing. Don't pay anyone on here, (which by the way is not allowed) or anywhere else for help in doing deals faster, easier or whatever reason you or your "mentor' may come up with.

There is No End to Stupidity!

Last week I had a very nice guy call me off of one of my BS.

He needs to get rid of his house because his elderly parents have a reverse mortgage on their home and are now in danger of losing it. His 79 y/o mother is still having to work to pay the bills. He wants to be able to help them more so needs to get out from under his mortgage.

Get the Help You Need

I learned a long time ago that someone else may have a better way of doing something or accomplishing something. This does not make me wishy-washy or a man who lacks principles. It does make me realize that I do not know it all.

If you are new in this business, listen carefully to those you have gone down the road you are wanting to travel. Understand that you do not have to go in and reinvent to wheel. The system has been tried and found to be true. It may take some time, but if you are diligent you will be rewarded.

Learn. Ask questions. Do your best. You will win.

How to Market on the Web with Results

Let’s start right out by saying that you normally get what you pay for. All of the hype you’ll read from Internet marketing gurus can lead you to believe that all you have to do is “build it and they will come” when it comes to a website. Sorry, but a recent estimate found that there are around 650 million websites, and that those have more than 4 billion pages/articles. Those numbers don’t really tell us the whole story, as Facebook is just one website, but it has a whole lot of information for billions of users.

Excess.Noise/Vibration‏

Some folks think that because their AC compressor makes excessive noise that it must not be working very well.

Compressors are not silent when operating. They should run with monotonous drone. Knocking sounds coming from the compressor are cause for concern. A hum with no background compressor noise may indicate that the compressor is in operative. No noise at all also indicates that the compressor isn't working.

Some vibration is common with any compressor. Compressors are mounted on rubber feet to isolate this vibration. Excessive vibration, often accompanied by unusual noise, is a sign of severe problems with the system.
