Are Institutional Investors a thing of the past?

RealtyTrac released its January 2014 Residential & Foreclosure Sales Report on Thursday, revealing institutional investors made up 5.2 percent of all U.S. residential property sales in January. Institutional investor sales are down from 7.9 percent in December, and down 8.2 percent from January, 2013.
The report clarifies that institutional investors are "defined as entities purchasing at least 10 properties in a calendar year."

The January share of institutional investors was the lowest monthly level since March, 2012—a 22 month low.

I have to say I've had a lot of stresses in my life lately. The biggest of which is a failure to launch full blast. My construction business has been in a state and for now that feeds us more than real estate, but that's slowly changing. I say all that to say this. I signed up for the tony robbins upw event and when I got the email from denise at tonys office, my mind locked on 1 sentence. "Thursdays fire walk".
" do they think I'm walking on fire with my sissy feet"? It seems all my other stresses went away lol. all I could think about was this frigging firewalk and dear God don't let me freak out. I knew when I got there I had to do it though. I knew if I didn't I'd always regret not taking action. It hit me all of a sudden that wasn't that my why for going?

Looking for a partner

I have read two of Dean's books and almost the entire series of Rich Dad Poor Dad. I am keen to invest in real estate, however, I do not want to do it alone and at present I do not have the capital to invest.

So....I am looking for a partner. I will do the research, grunt work, etc from a far as I live in California and real estate is incredibly expensive here.

If you are keen to have a chat and see if we can work together, I would love that.

have tried to look this up and no luck so far, so I hope this is ok to place this topic here - starting this book again (never give up) anyway cannot find the video they mention on page 23 at the bottom with Matt and Dean it says to watch the Blueprint page #1 video, any help will be appreciated even criticism if I'm using this form wrong - thanks ...Jim

Rent Collection

Do you own retal properties? If so, you are learning the importance of having your rents collected as quickly as possible.

The typical rental contract allows for a grace period of 3 to 7 days after the first. For example, if the rent is $700 and due on the first, the contract may allow for a 5 day grace period before the rents are due. Typically a late fee is attached to anything that is paid after this grace period.

Why not try this? Set the rent at $800 and give a $100 discount for paying on or before the first. Have late fees beging accumulating on the second.

You are still going to get your $700. You will be getting it on the first and not the fifth to the seventh. Your cash flow position will be strengthened.

Tony Robbins Book

After watching Dean a week or so ago on Tony Robbins, I went out and purchased several of Tony's books. I am reading, "Unlimited Power' now. Great Book. Next is: "Awaken The Giant Within!"
