A/C Compressors‏

If you are wondering what the compressor does and how it works I wanted to give you just a quick reference point so that you have a better understanding of how the compressor works with the AC unit.

The compressor is the heart of the air conditioning system. It is the pump that drives the Freon through the system.

Unconventional split system air conditioning systems, the compressor is located in the condenser cabinet outdoors or in the attic. It is typically a large, black, hermetically sealed cylinder.

The motor and compressor operate in a Freon – field environment. Opening the condenser cabinet to get at the compressor is going beyond anything that you will ever need to know about the compressor.

Out of Level‏

Another problem I see when I am inspecting properties is an out of level condenser on the exterior of the home. The condenser units should be within approximately 10° of level.

The compressor may not be properly lubricated if the unit is not level. The other implication of the compressor out of level is slugging. This is very hard on the compressor.

Oil traveling with the refrigerant through the tubing may become trapped if the unit is out of level. This reduces the lubricant available to the compressor and me cause compressor failure.

Another implication of condensing units being out of level is the refrigerant lines breaking as a result of the stresses placed on lines by the unit.

Missing Electrical Shutoff‏

Other things to look for when inspecting the AC unit. In much of the United States and since 1994 in many U.S. jurisdictions, an out door electrical disconnect box is required within sight of an readily assessable to the condenser unit. Check with your local authorities to determine whether this is needed in your area.

Missing electrical shut off means the unit cannot be serviced conveniently.

Look for an assessable disconnect box or switch for the air conditioner close to the condenser unit. The switch should not be behind or right above the condenser unit because it may not be readily assessable.

Vents to close to A/C Condenser‏

Lot of times when I am doing an inspection I find a lot of of air-conditioner condensers often clogged. Condensers often are clogged with lint from a close dryer discharging nearby. The high temperature air from a dryer or a sidewall vented gas water heater can reduce cooling efficiency. The water heater exhaust may also corrode the coil.

The lint will clog the fins and the warm air from the dryer or water heater makes it hard to dump the heat outdoors. The fins may be corroded by the acidic water heater exhaust.

Dryer and water heater vents should be about 6 feet from the condenser. The exact distance varies with condenser configurations, elevation differences, etc. Look for lint on the coil. Recommend moving the vent if it's too close to the condenser.

1. I called all of the Keller Williams offices that are present in the state of Georgia, and from what I heard from most of the agents as I requested info. from them, they charge an hourly rate of sorts just for REI consultance and any related activity, such as pulling listings with specific criteria on demand. I had an earlier appointment also with a Re/Max agent, who told me I would have to hire her in order for her to willingly aid me in my 25-to-1 REI venture, and did I just come from a seminar of sorts.

-Do I have to hire agents to send offers, or could I do that by myself?

If, for example, you’re in the 28 percent federal income tax bracket, every $100 in deductions will save you $280 in federal income taxes.

If you’re self-employed, and the deduction is a business deduction, it will also save you on self-employment taxes as well — a combined Social Security and Medicare tax of 15.3 percent tax up to an annual ceiling (for 2013, $113,700 in net self-employment income) and a 2.9 percent Medicare tax thereafter (with an extra .9 percent tax for very high earners).

If your state has income taxes, your deductions will save on these, too.

I am looking to see if it is worth getting my RE agent's license (but only in my own state). Or is it worth just learning the lessons but not becoming licensed. I am interested in the members opinions.
