Any objections to negative feedback

Hello all, I love this site and the info and wisdom offered by everyone.

However I've had a significant negative experience with purchasing property and garnering closure.

Before I post my experience IS THERE ANY OBJECTIONS TO THE NEGATIVE.........and yes I have dealt with almost all negative but there are some positives.?

I would consider my info as educational rather than detrimental.

I am Looking for a property in Daytona Beach

If you have a property available in Daytona Beach please pm me. I am looking for 3+ Beds, 2.5 ba. Something on the beach or with a pool. I am looking for something at a good price that can be picked up with little to no rehab. It's for a friend of mine who would like to use it as a vacation rental when not using it for personal time. They have excellent credit but would like to find something with plenty of equity. They don't mind having to put in new floors or paint, cosmetics are ok, but major rehab would not be ideal. Something in a good area is a must.

If you have something please pm me with what you have, if not but you are in the area please pm me, you may be of use to go look at properties and get pics of the ones we find ourselves.

Find a Title Company

I have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.

Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

This is a national average, and it varies considerably in local markets. In Honolulu, it’s just 5% cheaper, while it’s 66% cheaper than renting in Detroit.

Subprime Lending Back on the Scene
A group of small lenders are bringing subprime loans back into the mortgage market. These loans are being offered to buyers who pose a credit risk, typically those with credit scores below 640. They’re not cheap loans though. Interest rates are as high as 8% to 10%, and down payments are required to be in the neighborhood of 25% to 35%.

I have buyers with deep pockets,
these investors have deep pockets and want a lot of discounted properties asap. These buyers belong to my loan broker so please message me if you have anything in these areas and I will give him your contact number and you can work directly with him. He takes care of me so no skin out of your deal. I know some of his buyers and in Jan one of them bought over 20 properties at once and that was just one of the deals they were doing so you have a good chance of repeat business, as long as the deals are good.

"A" Properties

I love sports. I love the competition and strategy. I find it amazing to see how many great athletes stick to the basics in their daily routines. Larry Bird shot hundreds of jump shots daily with just a ball boy. Nolan Ryan ran in 6 feet of pool water on a regular basis to maintain strength. Peyton Manning memorized an NFL playbook before every attending an NFL practice. All of these geat players, and many others, learned the importance of basics.

We too should know the basics of our business. Start with the types of properties to look for in our wholesaling business. When we classify our properties appropriately, we will do well for ourselves and our buyers.

Hi DG family. First and foremost i apologist if this post is long. I am posting this because I would love some interpretation and see what you think of my recent experience.

Today I went to visit my father and to my surprise there was a gentleman there who looked ohh to average. Regular button down shirt (untucked), Worn out/faded jeans and sneakers that looked he owned for years.

I explained to him how I have recently took upon myself the study of real estate investing and his reply was "Young man, your lift will change forever if you stick to it"

Types of Properties to Look for When Assigning

This is to help all of you that are new or that simply need help. When assigning a property there are certain things we should be looking for. When we understand what kinds of properties to look for we then are able to make offers that willl put us in the 25:1 range.

This is what we should look for when assigning a property:

1. The property needs work.
2. The property has a motivate seller.
3. The property is vacant.

If a property meets all three of these criteria it is an "A" property. A "B" property has two of the criteria. A "C" property has one.

Remember this simple idea when looking for property or talking to your agent.
