Habit Hacking: The Warm-Up

Use the three quick tips below to get your mind and spirit ready to hack your habits and live your best life ever!

1. Visualize it.
Whatever it is you most want to be doing, you must be able to see yourself doing it. For most of us, the work we do while procrastinating is probably the work we should be doing for the rest of our lives. Practice visualizing this concept with your eyes closed for a few seconds. Where are you working? What's the room like? What's the temperature like? How's the lighting? How do you feel? Are you drinking a cup of coffee or a glass of water? What time of the day is it? The more senses you involve the better. Keep imagining this for yourself in order to increase the likelihood of these visions becoming reality.

2. Believe in it.

In my experience, life can be pretty complicated. Although most of us have plenty to manage in our day-to-day lives—jobs, relationships, family, exercise, sleep, you name it—there are really only a few things we truly have control over. I changed my life by identifying these variables and learning how to master them. And I think you can too.

Happiness and success (however you define either one) have a lot to do with each other. In fact, greater happiness has been found to lead to greater success. I think both can be achieved with some simple and straightforward habit hacking, or making small tweaks to your routine which, little by little, add up to major changes in how you’re living your life.

Maya Angelou, the renowned poet, author and civil rights activist with the unmistakably regal voice, has died today. The author of the celebrated autobiography "I Know Why the Caged Bird Sings" was 86 years old.

I admired this woman so much! She was wise, kind, successful... a woman with so much courage, who never, ever, gave up! She made the world a better place!

Setting Goals

Setting goals is a vital part of making your real estate business successful. It is important to write these goals down, and have them in a place where you can constantly see them. When setting your goals, include the following:
1. Goals you cannot already accomplish.
2. what's the cost?
3. Date to be accomplieshed.

I like to set weekly, monthly and yearly goals. my weekly and monthly goals coinside with my yearly goals so that as I complete them, it gets me closer to my 12 month goals.

Once you set these goals, it will be your road-map for success. Your actions in your business should always be doing something to acomplish the goals you set for yourself.

Be an ACTIVE Passive Investor

Owning real estate is fun and lucrative. It has allowed for great freedom and the creation of wealth. Taking care of your assests that you aquire does take some effort.

If you buy real estate that is out of state, budget your money so that you can go see your house the first year you own it. Visiting your property does not have to be a major expense. You may need to catch a flight in the morning and out that evening or simply stay over one night. Get to know your property and your manager. As well as knowing your manager, get the phone number of the tenant.

Stay aware of what is happening with your property. Keep in touch with your property manager and set expectations.

I learned a long time ago that someone else may have a better way of doing something or accomplishing something. This does not make me wishy-washy or a man who lacks principles. It does make me realize that I do not know it all.

If you are new in this business, listen carefully to those you have gone down the road you are wanting to travel. Understand that you do not have to go in and reinvent to wheel. The system has been tried and found to be true. It may take some time, but if you are diligent you will be rewarded.

Learn. Ask questions. Do your best. You will win.

The Role of a Title Company

I have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.

Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

Why do I love it, because it's true. Those of you that know me know I'm obsessed with goals, accountability and being super efficient. Setting goals is always the first step to your success, but that's usually as far as people make it. We're great at dreaming our bigger better future, but usually fail to work to go after it.

As real estate investors, most of which have lives outside of investing, we have very busy lives. Things are always coming up, life is getting in the way, and next thing we know it's a month later and we have very little to show for it.

So my challenge to you all for the next 5 weeks is to Plan and Execute! So here's what I want to you to do...
