Agent Meeting

So, I met with the agent who has been working with me on getting the cash buyers list. And for some reason I thought was going there to discuss with him about cutting him in on the deals I was be bringing to the tables. And somehow the table were turned on me, he was offering to cut me in on his deals, because he stated that he would be doing all the paperwork to help close these deals even though I will be the one building the buyers list and locating the sellers. HOW DID THAT HAPPEN?

Did I say the wrong thing? And how did my offer get turned around on me so that he was offering me 25% of the finders fee? Is that the way it's suppose to go? What am I doing wrong now?

Investors Grabbing More Market Share
It may be less about grabbing more and more about less competition. A recent report pegged investor purchases at 58% of all REO properties. That’s a major number. However, with so few retail buyers, it’s probably mostly about taking the low hanging fruit without any real competition.

It’s Spring and Home Sales are Up
In April both existing home sales and the inventory of available homes increased according to the National Association of Realtors. This is mostly a seasonal thing, but in general there seems to be a renewed interest in home ownership.

Prepayments Up

Trim Problems‏

Trim is used to cover joints at changes in material and direction. Trim includes baseboard, quarter round, door and window casings, and floor thresholds. Trim is also used to protect walls. Chair rails are an example of this. Trim can be used to add architectural appeal and display ornamentation. Plate rails are an example of this kind of trim. Trim can be used to make wall/ceiling transitions and add architectural detail to walls and ceilings. Cornice moldings and rosettes or medallions are examples of these.
Missing or damaged trim may be simply a cosmetic problem. Loose trim can allow air leakage into building components, which may result in condensation damage. Rotted or mechanically damaged trim may conceal rot or other damage to building systems behind.

Counter Problems‏

Students are always asking me if countertops can have problems and what exactly should we look for when we are evaluating a home.

The implications of a loose countertop may be personal injury if the carrot top falls. Poor hygiene is the implication of loose or missing pieces, burn, cut or worn surfaces, mechanical damage, or stained counters and rust. Loose or missing ceramic tiles or grout may also be hygiene issues as well as cosmetic defects.

Rotted substrate may result in the countertop collapsing or sinks, faucets, or basins coming loose.

When looking at countertops, grab the edge and try to lift with moderate force. Don't damage the countertop by applying excessive force. Look for:

* Loose or missing pieces, burns, cuts, or worn areas.

Cabinet Problems‏

When we are checking a home to determine repair costs, it is very important for us to examine the cabinets in their entirety.

The implications of severe water damage may be failure of the cabinets. The implications of damage or where maybe collapse of the cabinet or in operable doors or drawers, if severe. In many cases, the defects are cosmetic.

Cracked or broken glass can be a safety issue if glass falls on to people. Defective hardware and stiff or in operative doors or drawers are functional problems that diminish the usability of the cabinets.

Cabinets that are not well secured to the wall are a serious safety issue. Falling cabinets can seriously injure people.

Doors, drawers, or other pieces that are missing or loose affect the usability of cabinets.

Ceiling Materials‏

Ceiling materials are similar to wall materials. They can be plaster were drywall, wood, hardwood, plywood, fiber cement, or concrete. Acoustic tile ceilings are also common. These tiles can be fiberboard or plastic faced fiberglass. These can be supported on wood strapping or suspended T-bars.
Metal ceilings are rare that may be found, usually in kitchens of old homes. An embossed pattern in the metal is often used to create the look of decorative plaster.
As we discussed in an earlier post, with walls, it's not unusual to find that drywall has been applied over plaster. Acoustic tile ceilings are also often applied below old plaster.

Plaster or Drywall‏

Many people wonder if water damages plaster ceilings the same as it does drywall ceilings.

Many of the conditions for plaster or drywall ceilings are the same as for plaster or drywall walls;

* Bulging, loose, and missing

* Shadow effect

* Crumbling or powdery

* Nail pops

* Poor joints

* Sag

* Textured ceilings in wet areas

You may see sagging or wavy ceilings in relatively new homes, even though the drywall is supported every 16 inches. These are nonfunctional implications. This is a cosmetic issue.
