Top Three Reasons for Failure as a Wholesaler

Real estate wholesaling has become a really popular entry point for real estate investment. It’s logical, as there is a lot of media coverage and “guru” type articles out there about wholesaling with little or no out-of-pocket investment. You can make it work, but it isn’t a slam-dunk process. Normal best practices for any business are of course important. However, there are some special considerations, mainly because these are reasons given by failed wholesalers for their problems.

County Court Houses.... help!

County Court house.... help!

This past monday I went to a county Court house and I was waiting outside the court room doors

Is it okay to go in the court room when property is being sold even if I am not going to buy?

Usually I scope out who are buyers and approach them

How can I get started? Try a rocket ship...

DGFam - so often I get asked about how to get started. Frankly, it kind of mystifies me because everyone has access to 30 Days to Real Estate Cash - Dean's fabulous cookbook to getting your first deal done! He gives away tons of free copies all the time. So the actual instruction is out there. Therefor, I have to conclude, it's more a question of getting yourself in the right mindset to jump in. If you are totally satisfied with your life today and what you are able to contribute to those you love, then, well, you don't have to get going. But you wouldn't be reading this if that was the case. I honestly wish I could just push you all in the pool so to speak, and then you would have to find out you already know how to float and swim, or learn real quick to survive!

Are you leveraging all the technology you can for your real estate business?

The Tied Down Land Line vs. The Mobile Smart Phone....let the calls begin!

I am often amazed by technology and often I can be resistent to change. This is a battle I sometimes have to face. What about you? Its like having a VHS tape player, then we changed to a DVD Player and now there is Blue Ray. Wow, just when I get use to using one thing, BAM! POW! KABOOM! a new better thing is out and available.

Last night I was at a restaurant and saw somehting you do not see much of anymore.....a pay phone. There they were hanging on the wall outside the restrooms, were 2 pay phones. I had to laugh as a young child asked their Dad what are those???? So often in life we understand that life moves fast. Technology almost moves as fast as our lives. If you blink you could miss it.

The deed signed over to you

Can anyone tell me where to look for more information on when someone would sign a deed over to you? Books, links on here.

I am wondering those that had deeds signed over to them, what the necessary steps were? Do you also only have deeds signed over when there is equity, or even if a home is upside down? Thank you, Tammy
