I always have question asked of me , such as, I've recently started going to meetings of my local Property Owner's Association, and I think they're great. The problem is, there's so much information that I don't know what to pay attention to! Every month, there's another speaker with another opinion on the "best" strategy for this or that. I'm overwhelmed, and can't seem to get out and actually do anything. Please recommend a course of study that will help a new investor make a nice, simple deal.

Here's my answer. I'll go you one better than that; I'll tell you the absolute best strategy for buying and selling property...or would that be less than helpful?

1) don’t understand what you’re trying to do,

2) have a vested interest in convincing you to offer as much as possible, and

3) don’t “get” real estate investors at all.

A fast way to build you buyers list is to contact people in your area who own multiple properties/landlords.

Not every absentee owner is still buying, perhaps the already have the number of property the desire. However, if you contact them and ask, you might just be able to add a significant new group to your buyers list.

Script example:

1. “Hi, is this (their first name), my name is (your full name) and I’m just getting started with real estate investing. County records show that you own multiple properties in the county and I wanted to see if you are still investing? (If yes) Great, I’m glad to hear that. I’m looking for great deals for other buyers here in the area and was wondering what kinds of homes you might be looking for?”

Does real estate investors have a bad reputation?

I am not sure what's the deal with sellers or buyers. Whenever I mentioned that I am an investor, they just immediately wants to get off the phone. Has there been a bad reputation for real estate investors that I am unaware of?
