Craigslist advertising tips to find sellers?

I was wondering if there were any special tricks to improve the odds of getting a seller to click on my CL ad and then call me. I figure the odds are small that I'll get a call from my CL ad but what the hell, doesn't hurt to try.

So what are the best ways of standing out and improving my odds. I am going to post an ad everyday for a month to see what happens?

What kind of luck have you all had with CL in regards to finding truly motivated sellers?

BUILDING A BUYERS LIST

Can someone give me some suggestions on how to build the buyers list, please?

It seems like posting flyers is not that good of an idea since many places don't allow you to post flyers anywhere.

i posted on craig's list and am trying the newspaper but I welcome any great ideas if you have them.

What happens when you have a property under contracted and trying to assign it in your 30 day time frame or whatever you have and another investor comes along and wants to wholesale also.?

I am trying to find investors who are responsive to accepting assignment properties. I have sent post cards, letters, emails and made phone calls. I have only been able to acquire one investor who has told me they are very aggresive. For some reason, I am having a very difficult time finding investors in my area who will accept assignments or who want to give out what type of properties they are interested in. I would like to have those of you who are experienced investors provide me with the type of properties you are looking for so I may be able to find those properties and assign them over to you.

Anyone else dealing with the Bandit Sign Blues?

For those who use bandit signs, how are they working out for you all? I am in the Cincinnati Ohio area and for some reason bandit signs don't seem to work as well as others have said they work in there part of the country.

I have tried to use hand-written signs for buyers the past few months with poor results. I have maybe gotten 15 calls from 100 signs over the past few months and frankly I am peeved.

I put the signs on poles where I *know* traffic is constantly backed up during rush hour. I usually put out 10-15 at a time. I know that number wont give me boatloads of calls, but the lack of calls received is disheartening to say the least.

Finder's Fee-Both Sides?

Is it legal to collect a finder's fee from both the buyer and seller? I live in Florida. I don't know if laws differ state to state.
