While looking for another property for the buyer for my second deal, I found another cash buyer!
I found a property that fits the mold for my buyer. It had a "home made" for sale sign in the yard. I called the number and as it turned out it was another Investor! He said that he buys one a Month and fixes / flips! He owns a Construction company and since things are slow...he "got in to" Flipping.
He told me that he wanted to "move" this house (I know my buyer will get this one as it fit's his mold) and only make a "couple thousand" dollars...so I feel very good that I can get this moved to my buyer. I told him that I find properties for people and that I could get him some GREAT properties and he said "impress me"!!!
Long story short...two CASH buyers from driving and looking at properties (I would have never found this one because it is not on the sites or MLS) and calling home made "for rent" and "for sale" signs. i never pass by a home made sign and don't call it to find out who is on the other end. Make sure that you develop a good relationship with these guys...they have the money to buy because they have the CASH and the motivation to buy.
