How to get cash buyers to want to work with you....
I have found that real estate investing is far easier if you don't start out at the bottom of the food chain. Introducing yourself as a brand new investor fresh out of investing school with no money or credit can be the kiss of death. Since I have focused my investing on working with cash buyers to purchase REO's, I have sleep well at night using the below letter to send to cash buyers. Let me know what you think?
Dear Cash Buyer’s Name,
My name is "Your Name," and I represent a real estate acquisition company that purchases distressed properties directly from the bank in bulk, and then sells them off to wholesale Buyer’s at a 30-40% discount after repair costs are included. Occasion we have more inventory than our contractor’s can handle rehabbing, and will consider letting a few go to local cash investors. Every month we pick from hundreds of REO properties, and would prefer to have Buyer’s already in place, so please provide the information below via email as detailed as possible:
1. What areas are you interested in? (City, State, Zip, be specific!)
2. What is your investment strategy? (Cash Flow, Fast Cash, Fix & Flip, etc)
3. What property characteristics do you require? (rooms/baths, ft^2, SFR, Multi-unit)
4. What price-range are you looking to invest in?
5. How much are you comfortable spending on rehab?
6. What types of rehab are you comfortable doing yourself?
7. What % equity do you require after rehab expenses are included?
8. How will you be purchasing the property? (Cash, Hard Money, Conventional)
9. What type of information do you need for each property? (CMA, Title, Contract, etc.)
10. How many deals can you handle a month?
In addition to gathering exact details on what you’re looking for, you should know that:
1. We only work with accredited or Cash Buyer’s, or buyer’s that have hard money or conventional financing in place to close within 20 days of offer acceptance.
2. They must also have the ability to put 1% down as earnest money in an escrow company of their choosing within 48 hours of acceptance.
3. The buyer will then have 10 days to get their due diligence done before their earnest money becomes non-refundable.
4. All offer’s are considered NON-EXCLUSIVE, and we reserve the right to move forward with the first Buyer to release their earnest money.
Because we choose not to work thorough a brokerage, we are able to pass those savings on to our Investors, but this also limits who we market to, which is where you come in. Once we know exactly what you are looking for we can send you the properties that match your criteria and will be assigned on a first come first serve basis. Simple as that!
