I would start with building your cash buyer list from Craigslist and cash sale information from realtors there. That's the best way to build your list, since you know who is buying what and how often.

Post a ghost ad for a typical deal, when you get the calls, tell them that one is no longer available but you are working on another. Then ask them if they want to be contacted if you come across something. Also find out what they are looking for. Dean's latest book has some great tips on this, also search for Buyers List on here, there are some other great tips out there.
