Im Stuck need Advive

I know of a women here in my area that is an investor she already owns 4, 2 family houses and rents them out she says that she is looking for more propeties. This is where I can't get it through my head what to do. If I find her a property how do I profit from this scenario? Right now I don't have the funds to go in and buy any house I may find. Do I just refer her to these properties and try to get a finders fee from her, this is where I get hung up, do I negoiate a lower price then what the owner is asking and sign a purchase agreement to close within a certain time and then try to sell her the house at a higer price and pocket the difference? Wouldn't she know I did this?

If she looks at the house and doesn't want it then I just let the purchase agreement lapse and Im not liable?

Facebook for networking

Using social media for networking is a great technique for finding Buyers and Sellers all over the country! Networking takes time no matter what resource you use. Find what works for you and use it. I've tried Facebook and Twitter. I've found that for me, I'm not on Twitter enough for it to really benefit me. That might change in the near future but for now, Facebook has been an easier source. I'm always surprised at how fast and almost instant the internet can be. I started a Facebook account for my RE business a few months ago. I add and/or accept friends here and there. Yesterday I realized that I had almost 300 contacts - ALL RE Investors and RE Professionals from all over the US and Canada! That's amazing!

Does my job hold true RE advertising potential?

Hi DG'ers, I just went to an interview today for Commerica Park in downtown detroit (where the detroit tigers play baseball) I got a postion as a vendor (people that sell hot dogs & beverages during games) and after training (2 weeks from now) I'll start working
Question- I was wondering if I could advertise my RE services cleverly. Im pretty sure if I asked them they would not allow it. I do assignments, look for pre-foreclosures, and lock up properties on contract. How could I advertise that while I work without possibility of getting fired?

Any place to get bandit signs for cheap?

I need to purchase bandit signs to start advertising. Are there any common,popular websites/places that most the DG'ers go and purchase? I'm the the metro detroit area...

-I just met my first realtor today...

and we looked at 3 properties. 1 short sale and 2 foreclosures. Now I thought I was all set to go now having a cash EMD and rehab partner. I was goona her first refusal then try to assign what she didn't accept. I had a title company lined up that was OK with assignments, simultaneous closings or transactional funding. But the Realtor told me today we could just have a copy of a check for EMD for 1000 and would have a 10 business day inspection period.
Here's the hold up.....he told me I had to use their title company who probably doesn't get it. I'm not sure what to do.
Also I was planning on putting and/or assigns on my signature but the contract says no assignments.
Also should my name go on the contract even though I'm not providing EMD or POF, but my partner is?

Have a friend putting up EMD.....

I have worked with homeowners directly and will be getting 5 $1 money orders for my next contracts. It worked well my first time so I will repeat until my budget allows more.....

Don't be a lazy wholesaler if you want deals!

It's great that they are doing the work to find the deals and send the emails to cash buyers, but what exactly can I, as a cash buyer, do with this information?! Not much.
