Finding Vacant House

Other than driving and finding vacant houses, has anyone found a more efficient and economical way of finding vacant houses. Any lists out there from direct mail companies, etc..?

Signs,signs,everywhere a sign. I know a lot of us are using them and I also know a lot of us are not. The bandit sign is one of the marketing strategies we learned to get the phone ringing and to get some deals. I myself will have signs put out on a weekend and than may go for weeks without doing them again. I just wanted to share a small success story I recently had with the bandit signs. We put 25 signs in a new area that we have never purchased in before. We put 25 signs out in the same area for 3 weeks straight. We got tons of calls and one sweet deal. We got a call from a seller that said the home has been vacant for 4 years. It was his mothers home and she moved into a assisted living home and he called me after seeing my yellow bandit sign.

Is Multi-family for You?

There are so many ways to invest in real estate, and diverse property types from which to choose. The greatest number of new investors start with single family homes, as they are more easily located, offer lower individual prices, and in general are easier for the new investor to understand and manage.

At some point, success leads many investors to consider other property types, especially commercial and multi-family properties. Of course, the lure of multi-family property investment includes advantages such as:

I have so many people ask me how I got my first deal done with no money and they seem confused about how it is possible to make money with no money. This is why I ABSOLUTELY LOVE wholesaling! You can make money with no money and no credit... actually even if your life is in total turmoil, your credit is in the crapper and you are flat broke you can make money in wholesaling.

YOU MUST HAVE A MOTIVATED SELLER!
Here are some of the circumstances that make a motivated seller.

They desperately need to sell their property because of financial circumstances. The loss of a job, the death of a loved one etc?EUR? Something happened that changed their financial situation.

They are in an Adjustable Rate Mortgage and can no longer afford the payments.

Single Females Buying More Homes

According to an article at NuWire Investor, since the mid-1990s, single women purchased homes at double the rate of single men. The single female home buyer now represents 18% of the real estate market. This compares to only 10% for single male buyers.

One conclusion of the article is that men tend to gravitate toward the stock market for investment, while women like property. Perhaps a little sexist, the article also concludes that women buy homes they love, while men tend to look for bargains or good investments. This may be validated by a survey in which 46% of female buyers reported that they rely on their emotions when they evaluate a home, while 56% think more about value and cost. Conversely, 76 percent of men are concerned primarily with a home’s value.

Vegas Deals- Buyer Now Seller later.

Looking for some wholesalers in Las Vegas. I am heading out there tomorrow (7/19) for some RE work and need to start making connections. Also, looking to buy a place to base out of near the Summerlin area. Anyone has a beat on a 2-4 bedroom with garage, gated community (community pool), that is actually a wholesale let me know. I am a cash buyer. If this works out I am also going to be working Vegas area and pushing connections in Florida right now. I have letter that went out but more leads are needed. Craigslist is thin for this subsection of Vegas. After I this deal done for myself I am looking for people to work with long term flips with marketing to buyers. Hope to hear from you.

Hey there!~ I have read all of deans books and am so excited to start my first deal. I have not joined deans success academy yet though. Anyone know how much it costs and is it really worth it? Also, I would like to either start my first deal lease optioning or wholesaling a property. I live in MA. Would anyone be willing to talk to me via telephone and help walk me through the process? I think I just need a little help with a mentor and cant afford his academy as I have no cash or credit to get started....Thanks so much!
