Can anyone tell me how to alter the premade flyers. I want to use them but cannot figure out how to replace the xes with my phone number and my specs. Any help would be appreciated.

Im talking about actual cash buyers, not people who know buyers and end up being just like you. ive done craigslist and and place ads everywhere, called the we buy houses ads, and most of the time im talking to people who KNOW buyers. whats does the best way to reach actual buyers?
I have come across a newer style of finding leads through Pacer.gov!
There is a small fee of 8 cents per page, but that is such a small fee for the potential that lies.
You register, click on Bankruptcy court, reports, cases, case type (bk) and find your areas (city,state), then save as web archive through file or print all pages.
Now I have to get to writing cards to these people in trouble and hope for some assignments to come out of this.

I want to thank Carol Stinson for her great blog. I follow her tip on building the buyers list first. It does'nt matter how many good deals you have, if you dont have buyer to pass the deal to and make a profit. I did what she recommended last night and today I got my first buyer in need of a home to own. I just happened to have a seller lined up, but not lock in yet, but I tried to find his push bottoms and when I call him today, he was very open to me and flexible. I have an appointment on Monday to do a diligent list and make my offer.
I have been posting on some popular websites and have not been having any success at all. See my postings below. Feedback welcome. Probably the Market although the so called Pros say the market is doing better.

Where are all the Motivated Sellers? I know how to find people wo are in Pre-foreclosure. I have a list of names in my area.

I have used a certain internet classified site to advertise my investing business and, in the recent past, to try and sell various items. I am not sure if I am allowed to actually mention the name of the ste. However, it is probably the most well known online classified. I have nothing but pure criminals reply to any and all ads I placed there.

On a hypotthetical manner, say you have an REO under contract and the bank expects you to close on the deal soon. How do you proceed to close the deal if the banks do not allow you to perform an Assignment? Thanks in advance.
