It has come to my attention that bird-dogs and wholesalers are wasting their time with buyers that don't qualify or who aren't serious. Ergo, here is a contract that puts the buyer under contract to locate a specific property and give the bird-dog or wholesaler $500 to $1000 earnest money for finding the property.

Does anyone know if calling local property management companies own some of their own real estate or is it just strictly property management for them? There are a lot of them around here and would like to put them on my buyers list, but am not sure if they are the correct people to target.

I'm new and want to work using the internet, fax and phone only. I want to find buyers and sellers in other states. Do I have to find properties that are close to where the buyers are so they can look at them before they buy, or will investors buy from pictures and information.
I know there are other people doing this successfully.
I would appreciate any information that would help me
to do this.

Hello. I am wondering what you tell the seller so that they are o.k. with our buyer coming to take a look at their house. I am assuming the seller will be surprised because they are thinking that I am going to buy their house and all of a sudden a new person is looking to buy it.
How do other wholesale investors handle this part of the deal? Thanks a million!

Bought a great 1 acre lot in a golf course community during the pre-construction phase about four years ago. Now with the Real Estate market down so badly, I am having trouble trying to sell and get $ out of it. It appraised at $127,000 on Sept, 2008. I am willing to sell 20% or more below this appraisal. Anyone have any ideas for a quick sale?
okay so im prolly gonna be ordering business cards soon and im just wondering what i would put. becuase im working with a friend of mine who does business cards,and he says i should have a a company/business name or logo. and its just me investing i dont have a company..
so the question is: if i were to put CFInvestmens as like a company name/logo would that have to be copyrighted and published?
or would it just be better to put like a head line instead of a company logo?

I have been reading and studying about real estate since reading Deans awesome books. In all of my studies they have all said the same thing a buyers list is a must have for an investor to survive. Dean and his team have shared so much with us on these topics and I thank you guys and God bless you. So if you guys don't mind I have a little something to share also, something I ran across to add to the info of building your buyers list.
I'm a newbie and am wondering how do you show a seller's or wholesaler's property to a prospective buyer without the seller being there? The concern is that the buyer or seller will want to bypass the middleman (me) and exchange info with the other party. Do you just tell the seller that you'll need to show the property without them being present? Any help is appreciated.
I live in a three college town and I am thinking of sending an email to the landlords listed on the college "off campus" housing page to see if any are on the market for new properties. Question I have is how would you word this letter? I do not currently have any Locks in but am in negotiations with several owners. Also I do not want an automatic SPAM filter knocking my email out. Of course will send as BCC .
