COMMUNICATION

COMMUNICATION IS THE WAY WE TELL OTHERS what we need or what we would like them to do. The better we are at expressing ourselves, the happier we will be, and hopefully the more someone else gets done.

Communication is an art, not a science. The more creative we are in expressing ourselves, the more a person or a group understands what we are saying and the more results are achieved.

AS INVESTORS WHO WORK OVER THE PHONE, we are somewhat at a disadvantage because we can’t see our clients. The only things that we have to give us clues of how our client is reacting are their voice and the inflection, tone and rate of speech. It’s necessary that we develop our senses so that we can read what’s going on the other end of the phone.

Real Estate Marketing On Steroids; Farming Expired Listings For Increased Profits

If you're not farming expired listings you're missing out on one of the best real estate marketing strategies going...and a major source of income. Why? Well, there are many reasons, but I've distilled it down to 4 major ones for the sake of brevity.

An expired listing is one of the best strategies for marketing real estate.

1. Farming expired listings is easy to do. It's as simple as logging into your Multiple Listing Service (MLS) or another desired source you use and doing a search of expired listings for any time frame you want. Go ahead - try it right now. It's simple, easy and near effortless!

2. Expired listings are some of the hottest leads you'll ever have - each one is a known and motivated seller! When a listing expires it's usually not a good thing, for the owner.

The fear that someone might actually call.I took deep breath and heard Dean say "you need to take action". so I posted it up, it feels good and I hope to get a good response. Now going post some more up.

I'll more on my response.

How often should I update my craisglist ad?

Hey everyone,

I went back to check on my craisglist ads. They are still there; I checked the expiration schedule, and it's 45 days if you're not in one of the major cities. My question was, should I remove and repost my ad every week or two so it doesn't end up slipping to the bottom of the ads where someone might not get down to see it? Any feedback from craigslist users would be helpful! Thanks!

Finding Buyers

I'm new to the site and Deans system but want to take advantage of this opportunity as soon as possible. Are there people in the Phoenix metro area who have already established their list of buyers that I could work with if I find a great deal until I solidify my own buyers list? I figure a little of something is better than all of nothing and this could allow me to get up and running sooner. It may also be a good way to partner with some people on some deals. If this is not the proper place to post this question, please accept my sincere apology as I get familiar with everything.

Free Website to post your listings on

I recently came across a great website that offers an open source software program that you can download and create a real estate website with and add your listings. If you have an exisiting site and you want to add the listing feature to it, I believe that you can take some of the code and incorporate it into your exisitng site. It is a pretty easy to use website builder that is pretty user friendly, so you might consider looking into it if you are looking for a FREE website you can build and add your listings to it. the website where you can download the software is located at http://open-realty.org/download.html

Here is a demo site:

Wholesaling

I always am looking for comformation of the principles that we teach. This outside article conferms that Wholesaling is used by more people than us.

Killer Real Estate Investing Tips For Newbies

Start wholesaling houses. If you’re a newbie in the world of investing, you can try flipping houses. Also known as wholesaling, this trade is getting earnings from the sale of contracts. Before you freak out and procrastinate on where you’ll get the funding for it, you better learn what the requirements of this business are. And to relieve your worries, a huge start-up capital is not one of the requirements.

Another Great way to FIND BUYERS!!!

I know that in my household we try to keep things as clean and organized as we can. So that means getting rid of all the Phonebooks, which is another great source to find buyers.

So if you don't have phonebooks, you can also go to www.yellowpages.com and look for buyers, investors, real estate agents, brokers, etc.

I just thought about that tip & I'm getting ready to see how successful this may be. I will keep everyone posted!!
