A real estate investor runs into their share of road blocks and discouragement. It is one of the biggest speed bumps in the business and so it is really important that YOU learn how to deal with it or you will find yourself on the side lines.

Having faced discouragement myself this article is not some pie-in-the-sky theory, but it is information that has helped myself and others overcome discouragement. Depression and oppression are all too real for those facing such problems, and though knowledge and recognition of what needs to change is the initial step, it will in itself never be enough.

Here Are Your Questions. It’s important to ask them in this order because you’re gonna ask questions many folks would label private and confidential. There’s a method to my madness here in developing rapport with your seller. It allows them to feel comfortable with answering sensitive private questions:

1.) Name and Phone Numbers. Make this your number one question because cell phones seem to drop calls at the most inopportune time, like right now. Get the phone number they’re calling from first and blame it on the cell phone, they’ll understand. Later during this same conversation, get as many phone numbers as they can think of or remember. Get their home phone, cell phone, work phone, pager, etc.

Without the Hype: Why is the MLS truly Important

First, MLS stands for "Multiple Listing Service." Before the web, not everyone knew that.

Now, most people do.

Imagine you are selling your home by yourself, and that all you have to do is find a buyer. You don't have to figure out the price, or hope you get a fair offer, and there are no disclosures or paperwork and and you don't have to answer the phone or be there to show the property
and you don't have to worry about getting sued and et cetera, ad infinitum...

Assume the actual sale is easy.

All you have is advertise in a way that gets someone to answer your ad.

And of course, they make an offer.

How long do you run the ad?

Let's say you run it for a month.

How many people are you going to reach with that ad?

Close your eyes!

I literally have to close my eyes!!

Oh, my. I had to post this for all those just starting or still struggling to find deals. It may seem hard right now, but let me tell you, as you go forward in your REI career and keep pressing on, growing day by day, you will be forming a network that will become so strong you will literally have to close your eyes, plug your ears, turn your phone off, and stay inside your house to keep from having deals come to you. I am not kidding.

Seller's Home is $170ish needs work...what shall I do? Investor??

I found an owner who's property is in a town where the average 3 bedroom, 1.5 bath home goes between $220 and $245k...this one is on busy street so something comes off price....needs maybe $10-15k of new flooring, outside paint and remodeling inside kitchen...

If I could get under contract for $170k is it worth finding an Investor for $180k or will they expect more of a return? I'd make $10k on assignment and I have several investors...I wouldn't tell them where property was until I have signed contract with owner to protect myself from someone going around me, right?

Maybe I should try and a $160k by explaining fixes and see if he bites? Single owner wants to move so he's hungry and has NO MORTGAGE...

I have Buyer with $10k and 650 credit! Pass off to RE Agent??

Just a questions as to how to work with this person who has 2 months to move. I should probably have them see my mortgage person first to see what is afforable?
They gross $6300 a month!!
Should I pass them off to RE Agent for fee?
Or keep and try to find home, I guess a FSBO right?
after I know what is afforable..
