What software does anyone use for posting Ads to CL, Kijiji, Backpage??

Just curious if anyone uses software or just regular typing in their ads? Trying to gte pic's and color in their?

I cannot copy and paste a JPEG file or a Publisher file or a Power Point presentation...

Does anyone create PDF files as I think they work when copying and pasting into the posting description area of these free sites?

Seller is 10 months behind in payments to the tune of $20k, house is vacant and it needs $5k of plumbing repairs. Also, bought in 2006 for $250k and it's now approx. $185k at FMV

They are facing foreclosure...anything I could offer them as a solution?

Effective Ad Copy tips for attracting Sellers

Writing great copy is a state of mind. Your state of mind as you write your ad copy needs to be, “How can I help this person sell their home and create a win for myself in the process?” It is about you talking to your potential sellers about why they should contact you to buy their house.
No one knows you like you know yourself and no one can communicate who you are and what you have to offer better than you. It is best if you write the ads yourself so the true you comes out – the one the customers meet in person when they call.
Here are some helpful tips in writing your ad copy:

What motivates a seller to sell for a discount?

You will find that most motivated buyers have a situation or a condition that make them motivated to sell.
Situations that Create Motivated Sellers
A situation might be that the seller faces a job transfer, a business failure, or a lay off. Perhaps the seller is an out of state owner, tired landlord, has poor spending habits, or has purchased another home.

Conditions that Create Motivated Sellers
Conditions that create a motivated seller might include one of the famous “4 Ds,” which are divorce, death, disaster, or disability. Or they might be entering into foreclosure or probate. Typically, these are things out of their control that have affected them in a serious way. They are looking for someone to help them out now! You could be their answer.

Follow Up Tips for a Successful Sellers List

Here are some tips for following up with your sellers list.

• Rule #1: Add sellers to the list immediately upon contact or there will be no one to follow up with. Make sure you ask for contact information each time you speak with someone. Make it a habit.
• Follow up once a week if someone is looking to sell within 1 – 2 months.
• Follow up every two weeks for those wanting to sell within 2 - 4 months.
• Follow up once a month with people who want to sell within 5 – 12 months.
• For variety, you can follow up via phone, email or direct mail piece. These methods are covered in detail later in the lesson.
• Use a ranking system to mark their level of motivation, perhaps a scale of 1 – 5, with 1 being highest.

ARV & FMV LET ME KNOW WHAT YOU GUYS THINK!!

We are looking for potential properties for our end buyer. We have 12 of them and we would like to narrow it down to 3 or 4. What criteria is the most important to end buyers when considering purchasing a wholesale property. We know ARV determines the price per sq. ft. plus after the repairs are done also we know that FMV determines what the market feels it's worth. Bottom line I'm trying to figure out what an end buyer is looking for when he/she going over our due diligence.

Craigslist accounts, flagging, phone verified accounts..and more

I went to post an ad this morning for my hometown and it would not let me. I don't know if it is because I have been posting all my ads recently in SW Florida and this one was going to be posted in a different area and the computer recognized it or what. So, when I went to verify my account with my phone number it said that number was already associated with an account (likely an account of mine that got flagged awhile ago..I have NO IDEA why and I was never able to get any answers from Craiglist..how dare them not get back to me when I am paying so much for their services..he he). So, I started doing some research on this and ended up about reading about these phone verified accounts you can purchase so you can always post.

Getting more buyers on the list...

Hey DG Fam,
I've been growing my buyer's list in the simplist way. First, I assume you have joined your local REI club! If you haven't - do it! The REI club likely has a website, as mine does. On the website, there are likely forum discussions, just like on DG.com. On mine, you can subscribe to certain topics. I subscribe to the ones where people have properties to sell or are looking for properties. Guess what comes into my mailbox several times a week? That's right, forum entrees from....da da da dum - potential buyers!!! I write down their contact info and waalaa - growing buyers list. And I didn't even have to leave my chair!

Who to lease to?

I live in Mass. and I heard greg m. talking about how well lease options worked for him and how easy they were to get you started in REI. Could someone please advise me on the best buyers to market this option to? If someone wanted to sell their home, wouldn't they rather get as much for it upfront as they could instead of taking time payments? Just seems complicated. If Joe Homeowner want to lease his property to me and we set up a plan of 1500 down and 400 per month, who would be most likely to want to pay me 3000 down and 600 per month? Investor or the average guy?
