Craigslist Ad Response

I recently put this ad on Craigslist:

$75000 / 3br - Handy Man Special (Greater Baton Rouge Area)

and got this reponse:

Hi I was inquiring about the 3bdrm house for sale please send pictures and more info.

I am working on several potential properties that could be of interest to the person responding to my Craigslist ad and don't have specific info.

Any suggestions what to do next?

Has ANYONE acted as a marketing consultant for a FSBO and held an auction?

I have searched and haven't seen anyone that's actually acted as a 'marketing consultant' for a FSBO with a 7 day auction (PFRERN chap 11). Is there anyone out there who has successfully used this method with a house that isn't under assignment or a property you already own?

I have a prospect that I want to try it with, have called the academy, who told me to call the state commerce, who didn't know who to tell me to call to see if its legal to be a 'marketing consultant' in the state of CA. I understand the process, how it works, and would be excited to try it, but am trying to see if anyone has tried it for a FSBO w/o an assignment. Thank you in advance!

Push or Pull Deals

I've picked up my activity significantly recently and made 3 offers last week. 2 were turned down and 1 still out. What is becoming clearer and clearer to me as I get more experience pursuing potential wholesale deals is what I will call "Push or Pull". A "Push" is going out and driving around or farming neighborhoods or using the MLS in a proactive way to find properties that may be deals. Although this does work and you can find deals, it is very labor and time intensive and you really don't know if you have a motivated seller. So I'm going to turn up my activities to do what I call "Pull". These are techniques that bring motivated sellers to you using advertising, direct mail, flyers, Craigslist, bandit signs, etc.

Don't complicate things

Over the last few weeks, I have taken multiple calls regarding marketing to buyers and sellers, and building a list of buyers.

Many times the questions start to get so convoluted, that I as a coach become confused. It seems that a student may feel that if they insert as many glossary terms as they can into their question, their question would be more valid. Some students create questions including 5 different contracts and multiple methods of potentially closing the deal.

Let's not make this out to be more than it is. The whole point of your marketing in the initial stages is to find a potential buyer for your properties. If a potential buyer calls on one of your ads, there is no need to make it confusing.

A Marketing Campaign

Several years ago we were coaching clients on how to invest in discounted notes. We taught them to buy a list of note owners and to start a mailing campaign where they would mail 50 to 100 post cards weekly. This was the life-blood of their success.

As a Real Estate Entrepreneur or Investor, no doubt you’re out there in the market place looking for deals. But, I have a question for you.

Do you have a marketing plan in place or are you just hoping that a buyer will fall in your lap, or are you operating in a way that makes certain it will happen. If you don’t have a process or a structure for making sure deals happen, you don’t yet understand the importance of having a marketing plan.

What software does anyone use for posting Ads to CL, Kijiji, Backpage??

Just curious if anyone uses software or just regular typing in their ads? Trying to gte pic's and color in their?

I cannot copy and paste a JPEG file or a Publisher file or a Power Point presentation...

Does anyone create PDF files as I think they work when copying and pasting into the posting description area of these free sites?
