One tip to Building an Investors List

Have you ever come across a great deal that was already snagged? Was it another investor? It might be if there is rehab going on and there is a for rent or for sale sign in the yard. I have take these situations and made sure I benefitted from them, because I look to see who is listed on the property records as the new owner. Is it an entity or individual?

Seller says: "What is your offer?"

Question: How do you handle a seller who asks you for an offer after asking them; "What's the least amount of money you are willing to take if I offered you cash and closing in 30 days?"

Here's the story on this property:

Dove into bird dogging for the first time yesterday. Found an ugly house in a great location. Seems vacant. Neighboring houses looked good. Lawn's mowed but house looks empty.

Property Stats:
3Bd/2Ba. 1150 sqft. .69 acres. Built 1964. Last sold in 1995 for $90K. Low-end ARV and comps are $160K. Large driveway with two carports. Close to Shopping centers, bus routes, restaurants, highways. urban/suburban area in Manchester, CT.

Fast way to find Buyers

Hey everyone, having trouble finding buyers? I found a great way. Go to "Google" and type in "Houses for Cash" "I buy Houses" or any variation of that. If you have a property under contract, type in all the info for that property and then there will be an area for your contact information. Click submit and the calls will start coming in.

I have a house where I did that on. Literally TWO MINUTES after I hit "submit" I started getting the phone calls from Cash Investors. I'm still getting calls 2 weeks after I submitted my property. I have over 30 buyers on my list, not including those from my REIA group. Try it, it works!! You wont learn this from the Academy.

I have been doing direct marketing and its working.

I have sent a letter I wrote up from scratch and have mailed it out to everyone on the foreclosures list in my area. The list had 189 people. I sent a letter to about 170 people. I got 8 calls from the the letter. I am now working with 3 people in doing a shortsale as we speak. 2 of them the realtors are working with me and letting me talk to the homeowners in doing what I need to do. So all parties are cooperating.

Get More Buyers Now!

I know that it can be a difficult task finding buyers for your real estate deals. The idea of having to find a buyer can be time consuming and the whole purpose for you to invest should be to save yourself some time.

I could tell you about how to build buyers lists through marketing but that also takes time to build. You can go out and buy a list but that is more money spent and I would not trust a list given to me from someone else based on the fact that it may not be targeted to your particular niche.

What if there was a way to get your properties sold without having to go out and attract buyers? What if I could even tell you a way to get buyers to come to you and purchase your properties without you worrying about contacting one single buyer?

Hey All,

Well, here was my thinking-outside-the-box moment. Our town just held school board elections last Tuesday. Over the past couple of weeks, I'd noticed the bandit signs appearing in the ground around town promoting the candidates. I realized that I had seen these signs just left out to rot after elections in previous years, never collected back up by the political teams. I then went out around town a couple hours after the elections ended and picked up all the signs that I had taken note of. I've seen a couple more that I didn't notice before in the past week.

CASH BUYER LOOKING FOR DEALS - New Jersey

Hello,
I am purchasing homes to flip in NJ. South (Ewing, Hamilton, Chambersberg) and Central Jersey (Plainfield's and surroundings) have been my focus, but open to other areas. Other factors:
* $50,000 range or less for purchase
* Room for renovation to add value
* decent comps as I will be flipping the home
* I need to make a min of $25,000.
