Attending REIA event brings great idea

I attended the CTREIA meeting this week, picked up 3 investor buyers. One of the investors is researching homes that are owned free and clear in his area and sending out handwritten letters. He said he found using yellow paper has gotten him results. He just closed a deal from one of letters he sent. Bought the house using a wealthy friends money for $100,000. He put 15,000 into updating and sold it for $197,000 in 30 days. I also think it would be good to research out of state home owners from the tax dept. as well. Hope this information gives others ideas also. These meetings are very valuable as Dean says. I hope others are attending in their areas as well

Social Networking to find Investors

Recently, I have been using social networking to find investors and private lenders in a new market. I have been focusing most of my efforts on www.facebook.com and www.activerain.com. I have joined a multitude of different groups on each of these websites. I have posted my needs in the discussion areas and on the wall in these sections. I also have scoured these same sectiosn to see what people are offering and what they are looking for. I have been able to grow a pretty hefty list of investors, mortgage bankers, and hard money lenders that I would not have had access to otherwise.

I just got my first call from a buyer...but she lives in Miami...Help.

I'm new here so I am hoping I am putting this in the right place. I just got my very first call from someone in Miami FL. who said she is interested in buying properties in that area. I think she may be a real estate agent. However, I live in Jacksonville FL. Is there a way I can work this without having to travel to Miami because it is between 5 1/2 - 8 hours away.

How to start a conversation with a buyer?

I want to take action now!. I know that before i look for deals, I need a buyer list.Before I start advertising and calling buyers, can somebody help me on how to create a rapport with a buyer.I am afraid that I will post in the Newspaper my advertisement. And when I recieve the call, I don't know what to say becuase I don't have any deals to give them, please help.I believe if we create a post like this, it it will help many beginners on how to create a buyer's list and take that first step.
