A potential buyer left me a voice mail in response to my CL ad. My CL ad says: "Wholesale Properties -- 60-70% & below FMV -- won't last long! Call Now! and then my ph. number." He wanted to know the cash prices and addresses that I have available? I don't have any properties yet, so how do I respond? Just take down his info.?

Seller wants Privacy
April 20th, 2012 | posted by Mark KI have a seller that wants out of their house by this summer. The catch is that he doesn't want any marketing done (For Sale signs, etc). Doesn't want anybody going through the property other than me. And wants the buyer to pay all closing costs, which will be around $10,500 because of delinquent taxes.
After thinking about this for a while, from a Buyer's perspective, the best I could come up with is to have an appraisal done so I have the report to show to interested buyers. The seller has agreed to allow an appraiser walk-through.
I have already intended to take pictures and videos.
Am I missing any other items of concerns or ideas about this? I feel like there's more options out there for this particular situation but am drawing a blank.

Finding Private Lenders

Looking up the docs should give you info on both borrower & Lender of course you will need to find the mortage's were the lender is private get their name & Address in your specific area of course and build a list of private lenders to then market to them by mailings. I tried and I found some still working on building a list so give it a try.

I wanted to share this with you because I know how INTIMIDATING it is when first starting out and having to build the dreaded buyer's list. This was something that was completely new to me, and I, like a lot of you are going through right now, was SCARED to build my list! I look back and laugh now, but I 100% remember the feelings I went through and what I had to go through to finally get that first buyer on my list.
So, this post is to encourage and motivate you, and know that WE ALL have all those feelings you're going through, but once you connect with a few buyers, it gets SO much easier!
Finding cash buyers

I am not sure,if I have handled it correctly.
He was giving me hard time, asking so many questions if I am an investor, why would I give away a deal, why don't I have a list of available properties, how many properties do I own.etc
So finally I asked If I give you a good deal, would you take it? I guess, the rest doesn't matter. Right?
Then again
When will you send me the mail, 1 week, 2 weeks?
When I find a good deal, that I can't take, I will send the info for you.
He is flying here tomorrow to find some more houses in the area by himself.He is really serious.
But, I don't know, if he takes me seriously...

I have been on this site for some time now and have recently signed up to the success academy. I'm in the process of building up my buyers list and I am having a hard time in doing this. I know that in order to succeed I need a strong list, but for some reason I am a confidence issue in making these calls, this usually not a problem for me. I'm using the script by Matt Larsson from the RBBP.
I have gone through the craigslist and collected all numbers that are houses for rent. The first 2 calls went to answer phone. The next was an out of state owner who wouldn't answer any question's till I have driven by.
