A lot of towns have provisions in their laws for election signs. They usually have to be down within a period of time from the end of the elections. So you should be able to sneak yours into the mix. You'll be surprised at how well your yellow sign with the magnum sharpie marker stands out from the others.

During Dean's livecast somebody (I apologize for forgetting your name) mentioned they use traffic pressure strip data from the state's DOT site to find the roads with the most traffic and puts his signs up around those intersections.

Try to put your signs up on commercial or non-residential property for less hassles.

Even if you don't go back to pick-up your signs, a lot of landscaping services will toss them when they come across them.

Weigh your situation if a cop asks what you're doing. If you say you're hanging signs for somebody and they decide to call the number on the sign and your pocket rings...

Always have a few blank ones handy in case you travel out of your area, want to replenish missing ones or have a property under contract and need a for sale sign.

One more thing to be aware of, place your bandit signs so they're within the first two car lengths of a red light/stop sign. Anything farther out than that will have greatly diminished results. It's a lot easier for somebody to slow down to read if they're making a right hand turn for example instead of slowing down 4 car lengths back for what appears to be no reason to the car behind them. Easy way to remember, out of sight, out of mind.

My signs finally get so many calls I can't keep up or keep track. I know what IO need to do to remedy that but, [excuse of the decade] I haven't gotten around to it. So, I manage to call most of them back and I answer probably 80% of them; it kills I lag on 20 out of 100 calls.... geez.

Mark, like you I use the WE BUY HOUSES simple and same as yours just like Matt says, but I use his (or maybe it's Dean's) other one too, and man that one gets a lot action. It's 3X2 DESPERATE TO SELL + ph#, but I changed it to 4X2.

I get calls from:

Agents- 4%
Retail Buyers- 45%
Wholesalers- 45%
Cash Buyers Direct- 5%
Offended wanna be REI's- 1% (Desperate! Hah! That's a scam!)

Thank you for pointing out what you are stating on your bandit signs. You will change your ad according to what you are wanting to attract. If you are advertising for buyers then you can post:

Buyers:
"3/2 Owner desperate, call xxx-xxx-xxxx"

Sellers:
"We buy Houses, Any Conditions, xxx-xxx-xxxx"

Busy intersections, freeway entrances and exits, anywhere there is high traffic but keep it simple. People don't have time to write down alot of information.
