make sure you don't send them a Yellow Letter stating that you 'desperately need to sell this property at a discounted price' and the property you're talking about is a condemned property!... Yep, I got one of those from a birddog? in OH... I did open the letter, and I read it, and of course, I did research the property listed; and here is what I think.... just because a buyer is out of state, it does not mean that he or she cannot 'see' the property. This is the 21st century; we all have access to everything we need to do our due diligence; and as I researched the property in question, apparently it was listed in January 2012 for less than $2,000 (you read it right, less than 2K); but by looking further, I saw some photos, and a posted sign stating that the property is condemned. When will it be demolished? I do not know, but if the seller is desperate to sell, it must be soon...
... so, if you are trying to build your buyers list, the yellow letters do work, just make sure that you send them great deals, not a hopelessly dilapidated property about to be torn down.
On the other hand, if you are an investor buying out of state, make sure you are doing your Due Diligence-always!

Great advice, I'm also located in Ohio and looking to build a cash buyers list in any State. Just getting started one thing I have learned is that you can never have enough information on a property. Any suggestions for locating out of State Buyers?
then go to the county website; you can check the property address, and find out new owner's address.
If the address is out of state, it's very likely that it's an investor; and if you have a great deal, you will definitely find a buyer!
