How to Find out Gas Easement amount?

One of the properties I'm putting an offer in on has a "Gas easement". I'm assuming this is unpaid gas bills?

How do I check to see how much its for ? And should I see if the Seller will pay them ?? How should I work this into the P&S ?

It Is Hard To Believe.........I Found What I Want But I am At Loss!!!

I finally find an agent who is working with me, pouring potential deals on my laps.

I have buyers who are calling (sometimes begging) me to send them deals in the hot areas of my town - Philadelphia.

I have the information (listings) and potential buyers but I am at lost as what to do next to bring both together.

While I am digging through this site for answers, I invite all DGers to help, point, to how to bring buyers together with the deals. Any Help will be appreciated.

Too much paperwork? REA not doing enough???

Every Offer I tell me REA to submit, he sends me back the property disclosures and lead paint paperwork. I then have to go through it all, initial & sign. and send it back. This is normal correct?

What about earnest money? I have been editing a copy of a check using MS PAINT to fill in each different subject... Its kind of a hassle. Does your real estate agent do this for you ??

Offer on Townhouse FSBO

This townhouse, 3 BR 2 BA, 1126 SF,was advertised for $50,000 but the owner is moving in June and wants to sell quickly so they will take $42,500. The payoff is $35,500. She wants the difference in cash to use for moving expenses. The comps are in the 60s. They have a renter already in place for July 2012 - July 2013 for $650/month. It has a new water heater in 2005, no plumbing leaks or problems recently confirmed by a plumber, hvac unit is good, roof is good, new in sink garbage disposal, dryer and refrigerator upgraded and replaced in 2009. Washer, dryer, refrigerator to stay. Minor improvements that are optional include clean and restain deck, paint front door, paint all rooms and replace hardware on kitchen cabinets. All total should be not over $3000.

PROOF OF FUNDS - REO

I have just made 23 offers on properties, some of which are REOs. I have to meet with the realtor tomorrow and just want to make sure I have my ducks in a row.

I need a POF to go with the offer. So I can just go to coastal funding and get that.. no problem.. My question is this. If my offer is not accepted, do I owe coastal funding anything for using their POF letter? Another question is if it IS accepted, I can use my inspection period to find a buyer. If I can't find a buyer within the inspection period, my earnest money check will be returned. Am I correct on this? This will be my first REO (if accepted). I'm pretty sure I"m right, but just reassure me... somebody!!

buyer/agent aagreement

Does anyone have an buyer/agent agreement that is specific to each property.
My agent wants me to sign the buyers exclusive agreement which will allow the agent to tell me the "inside scoop"; however, I don't want to sign a blanket agreement, because it will allow the agent to get $$ even when they are not representing me.
I would like an agreement that is legal in the State of Virginia that will allow the agent to represent me "the buyer" on a property by property basis.
I know it might be a bit more paper to sign but anyone out there have ideas or work arounds for this?

Do i need an assignable contract when making offers using the 25:1??

So i made my first official offer using a realtor and we used his contract and i didnt see any part that said it was assignable?

My goal is to assign a deal to a end investor buyer, so do i need to make sure that the contract we use is good for this strategy?

Do I have to sell to my cash buyer for more than my purchase price

Do I have to figure in my profit and bring the price up to reflect that, or can I just work that into the contract somehow? Also, my buyer wants to use his own contract...it has a lot of fine print I assume. I told him no but do any of you ever use someone elses contract?
