Contracts and Offers

Were it says Conveyance and Closing do you put the days till closing (like 14-30 grace period to find a buyer).
The last three pages is what I needed to know what to fill out. Besides Buyer and Seller sign at. I got the info from another thread but these are the parts that wasn't finish.

I am very excited to say that I am going to go out and see a vacant home on Thursday. After very enthusiastically telling all of my co-workers that I am a Real Estate Investor I had a collegue explain to me that one of his family members has a vacant home that they are trying to sell. Im really excited but nervous at the same time.

Excited because I see the power in simply telling others about what I do and the potential that it has in being a Real Estate Investor.

OK DG family, newbie needs some help here - I have located a house, done a little research. Three bedroom, one bath fairly nice looking home 1300 sq. ft. Zillow's estimate is $62,000. This is a bank repo, listed by realtor. I can purchase this home for $6,000.00, but I don't have that kind of money to purchse it myself. Any suggestions on how I can make money on this house with no money to invest myself. PM me with suggestions please!

Sounds great! Do you have proof of funds available if we should want to submit an offer?

I was talking to a realtor about getting listings and she sent the above in return. I have little to no money available. How do I answer this without letting her know I want to wholesale or assign the deal? I don't want to give away that I'm a newbie looking for my first deal.

We get so excited we ask first, then wait for an answer.

I just started putting offers in with my new Real estate agent. He said I need earnest money.

What is the best way to find an escrow account that I can use for ALL my offers ??

EDIT: I just got off the phone with 2 of my local REIA board members. It really is crazy how closed minded they were. It seems people are really STUCK in conventional real estate thinking...

I got a couple leads I'm going to follow for local escrow accounts. LOCAL banks seem to be te way to go...

Does anyone know the specifics of a lease/purchase agreement? Are the two parts - the lease and the purchase agreement, separate documents that reference each other or can they be combined into one document?

I've gotten some conflicting response on this issue.
