How am I supossed to submit an offer to the bank without being pre-qualed. On reo's and short sales etc.

Which Scenario Is Ideal (Contract Assigning)
June 2nd, 2009 | posted by PlatinumOneInve...I've been looking at houses for sale in my area to do IEE or Contract Assigning. A lot of the homes in my area are foreclosed homes that realtors are acting as the representation to buy it. I have been told that I can put the homes under contract. I'm thinking of targeting investors since it seems to be less of a headache, not having to deal with them getting a bank loan and all. Im not gonna count out people who need financing though.
But I want to know...is it best to do IEE or Contract Assigning with a FSBO or a Bank-Owned Foreclosure?
Lease with option to buy...just a few questions..

Upon calling the owner, we found out that he just put the property up for sale. They live in Long Island and purchased the prop. 4 years ago for their boys to attend college here in Upstate NY. The boys have just graduated and it is time to clean up the place and sell. FSBO sign on the lawn.

wholesaling vs. real estate agent

I hope this isn't an annoying question, but how does a wholesaler find better houses vs. a real-estate agent. if i'm understanding correctly doesn't a wholesaler and real estate agent do essentially the same things? my question pertains to understanding the difference and how to find properties as a wholesaler vs a real estate agent. Is 2% of the sale to the buyer usually a good fee to charge for a wholesaler? thank you everyone i'm trying to understand and learn as i go.
Insurance For Lease Options

I am needing some advise. I have a lease option deal pretty well locked up. What I am wanting to know is what do do about the homeowners insurance?? What has anyone else done?? Who is the benifisiary and who pays it?? I am really excited about this lease option, because I really fell we are helping her she was crying and hugged me. that was so moving.. I have probably posted this in the wrong place but. I have got to try.
signing over the deed
