I was wondering what an attorney charges when drawing up a contract while you are wholesaling. Meaning you assign it to another person giving 30-60 days. What are the usual and customary fees? Thanks for you help

Just a quick question as to exactly which form would be correct to use with a seller who's agreed to pay me $3000 per property if I found him a buyer(kinda birddogging backwards I guess)? He's asked me over tomorrow to give me the specs and let me take photos of the properties to advertise for him. So exactly which contract should I have him sign for me to secure my payment at closing?

I received news from an Illinois broker that my offer on a REO was declined after 4 weeks. I requested they mail me my earnest deposit back and they stated they cashed it and the broker deposited the check already into the broker's escrow account. They stated I need to complete a form to get my earnest money back.

Can the broker legally cash an earnest money deposit before they have an accpeted offer? Anyone that would know the Illinois law on this issue, can you please reply? Thanks. Believe and Achieve! - Joe

Hello everyone!

Im new to this, I haven't sold one property yet, but I cant wait until I do.

I actually have two questions.

1. For someone who has little to no money, and no credit(me), would I have any problem buying and selling a house on land contract?

2. Are there any tax risks associated with land contracts and assignments. I dont want January to roll around and I find out I owe thousands of dollars off of a deal I made.

I am new at this and I would like to find and buy my first home under contract and resell it for a quick profit to get me started. Does any one have any advice for me.

How am I supossed to submit an offer to the bank without being pre-qualed. On reo's and short sales etc.
