I have 1 property under contract and was looking for a referral to a good real estate attorney that will close this deal for me...I have a buyer (actually a few buyers waiting to buy this property)..just need to find an "investor friendly" attorney...

I have talked to 5 real estate agents and every 1 of them didn't even understand what I was tryin to do and my intentions... they all had no idea about the contracts and each one of them always talked about needing a license to buy and sell homes and only real estate agents and attourneys were the only ones that had the right to do so... so really my question to anybody would be... Why are all of them saying this? Are they scared to admit that investors are gonna start takin over this country soon? Or, is there an actual reasoning behind this?
hi every one, i know that these questions may have been answered before hand, but i am a person who needs it to be answered directly. now i have basically no money. i read the book, but i got a bit confused with the section about contracts. do i need a real estate agent or can i find sellers my self? and how exactly does the lease option work? that confused me a bit as well. and if i am unable to sell the contract within 30 days am i liable for anything? thanks bunches!!! answers by people in the New Jersey area are much needed.

Hi everyone, my name is Charlie. My birthday is coming up on Saturday woo hoo, however I am flat broke. I am getting myself motivated to sell some homes but I keep intimidating myself. There's a house that I found "for sale by owner". I called up the person and he said he wanted 75,000 or best offer, now I have seen this house from the outside and it does not look like it is worth 75,000, more like 45,000 or so.
