What is the standard commision or fee for real estate agents and mortgage brokers. What is the range? Does anybody know what it is for southern CA or where I can find that out? They both only get paid when a deal is made right?

Need to know the correct paperwork

I just need to know what paperwork I need for doing an Assignment to other Investors. What contracts do I need in order to do an Assignment Deal legally? I know I will need a Real Estate Attorney most likely but I just need a detailed step by step guide of the proper paperwork I would use to do an Assignment deal from start to finish! Playing middleman

I find myself consistently in the middle of people soliciting to me their great deals as well as people soliciting to me the mounds of money they have for great deals...What is the best way to stay in the middle and ensure that you are kept in the middle for playing matchmaker? What forms/contracts/documents would that be? I read Deans latest book, would the IEE and assignment be the answer ALWAYS?

First Deal, Offer forms

I'm about to make my first offer but I need clarification on forms. This is a listed property brought thru my RE agent and I want to make sure to protect my earnest money (if needed) and have adequate exit clauses. My question; Can I use DG's form or must I use the million page standard RE form? Is this question answered somewhere else? I can't find it specifically. Any help is appreciated.

IEE vs Assignment?

When you are doing an assignment with and/or assignee, what forms don't you need from the IEE method that Dean refers to in the book. What are the differences between these besides one is for cash buyers and one is for buyers who need a loan? Can you use the IEE method for cash buyers as well? Thanks.

avoiding earnest money?

How do I avoid paying the earnest money? In the book Dean says you push to the same amount of days you have until closing. How and where in the contract can you do this? Exactly what does it need to say? thanks

Assignment Contract Example

I've been looking all over to find an assignment contract I can use. Are you making these up from scratch? Is there one out there I can download from somewhere? Should I go to a real estate lawyer and have tham draw one up? Based on the state (Missouri in my case) do these assignment contracts differ? Any help would be greatly appreciated. I'm jacked about what I've been learning and excited to start applying this knowledge.

Question about assigning contracts

Just a quick question that might have been answered before but I just want to know if the Real Estate Attorney writes a check to the seller after you close? And is this done at the same time we would recieve our check? Because we obviously have a few Investors already with cash in mind that we might assign our contract to. So basically I am just wondering how all the money transactions would be handled. I'm a little confused by this so a little insight would be appreciated! Thank You!!

Forms to use for sandwiched lease option

I have two houses I am trying to lease- to-own, and then turn around to lease-to-own them out again for a monthly profit. Any ideas what forms need to be filled out?
