There are two, slightly different assignment contracts in the PropTrend software.
What are the differences?
Why don't either of them have a place for how much you are assigning for???
Where do you put the "fee" for assignment, what doc in PropTrend?
Is there a reason there are two different ones?

I hit my first roadblock today. Spoke with 2 attorneys, 1 said it would cost thousands to draw a contract up with what I said I wanted to do, and the other said it was illegal where I live to wholesale. I figured this would happen where roadblocks happen in any endeavor, it's not going to stop me. Any ideas on what to do?
I went and met with my real estate agent for the first time yesterday and we started going over the contracts that I got from this website. I am just trying to assign contracts right now because I am laid off and can't get any financing. She said that if I used the contracts I had someone was either going to sue me or force me to buy thier house because it says in the Investor disclosure statement the the investor being me, intends to purchase the sellers property with the full intention of immediately reselling it to another party for a profit.
I'm so confused about all these contracts and what they mean... I don't really have the funds yet to approach an attorney about them.
Which contracts should I use for a straight buy with cash, with no intent to sell right now?
I dont even know how to fill them out, it's nuts lol

Watching the news, I saw a story of a family being evicted. They was
renting it seems, from a person who was lease/optioning the property
from the owner. Not knowing how the Owner and Leasor have their
contract set up. But knowing the standard agreement is for the leasor
to be responsible for the property and payments, I see where a less
moral people could do great damage to that side of our business
.
An owner in a distressed property may accept the deposit from a person
who never intend to make the mortgage payment.
was just wondering if anyone had a good idea on how to locate a reputable attorney or someone that will shoot straight with me when I ask them how much money it would cost to draw up a contract and contract assigning legalities. I haven't ever dealt with an attorney before in my lifetime. Thanks for your reply

Just a quick question on using NCND forms as a property scout/bird dog. Now obviously these are intended to keep the investor from pursing a lead you gave them, and then not paying you...but what about the other way around? Does this also prevent the scout from sharing the same property info with other investors? Case in point, is if you provide a lead...but then the investor sits on it and never makes a move. Thoughts? Comments?

Can someone explain to me the process and reason for a double closing on a wholesale deal? I am understanding more and more how assigning contracts as a middleman works. I just don't understand what the purpose of a double closing is. I have read it somewhere, just need some help. I'm getting more anxious to get started. Thanks for your help.
