I have a couple of people wanting to sign over their deeds to me . What do I need to do? I need some input and fast. Do they just sign the deed its self of do I need to use a quit claim deed? And can I do it without a lawyer?

You should do a title search to make sure there are no liens. a title company can handle the closing also along with the search. If you don't choose any outside help, at least make sure you record the deed at the town municipality. But my experience a good attorney is not so bad of an idea. It's a small fee to pay verses a simple mistake costing more. Its been a while for me in the real estate, but I think they need to sign a quick claim. Much Success!

You can get the right legal help very cheap - just call around. A title company is probably the way to go and can be done for next to nothing (considering you are talking about houses here - not a car or a piece of furniture, lol) if you call around and negotiate. I think it would be a good idea, at the very least for your first sign over, so you know the exact protocol and laws for your area so you don't make a mistake that can create a expensive problem.
Quit claim is usually what is required.
