I'd like to check on land, but it doesn't have an actual address, so I'm wondering how I find out who the owner is and who, if there is any, the noteholder is.

How to do a Double Close/ Simultaneous Closing

2. Then the investor contracts with a buyer (Contract B) to purchase the property at a higher price than the in Contract A.
3. At this stage, the investor can assign the Contract A to the end buyer for a fee and be done. But in order to conceal the profit made from the seller, the investor may opt to go through with the double close.
4. At closing, the investor closes with the buyer first and completes a HUD-1 statement.
5. Then the investor closes with the seller and completes a separate HUD-1 statement.
6. The money from the first closing is used to cover the second closing and the difference is paid to the investor after all fees are paid.

What are some good places online where one can find out what the recent REOs have sold for in a particular area. aka what investors are buying at.
Also does anyone know if estimates like on zillow and totalview include foreclosures in their estimation or if it's just based on recent non-auction sales?
first deal

I've been watching real estate for a couple of years but now was the time I got started.
SO, the deal is:
I bought a condo here in Florida at the county's foreclosure auction.
Me and My sister have checked for liens and found only one, minimal, still worth it. looks like the owner paid all of the mortgages (he re-financed a couple of times). the reason it went into auction is that they didn't pay condo fee's
we checked with the county's tax assessor's website for the liens. but that's the only one that we found.

He told me hes looking for abandoned houses and i found one the I personally love but willing to pass on to him .
I have the address, maybe an owner
(first star LLC ) has anyone heard of that before???
so anyway .... im stuck! someone suggested the phone book ,but that wasnt much help ... im thinking maybe the courthouse might have some info, but any advice on getting more information on propetys like this would help . !

Has Anyone Transferred a Property to an LLC?
February 25th, 2011 | posted by ValuniI have a rental property (no mortgage on it) that I want to transfer the title from my personal name into my newly registered LLC.
Can I do that on my own with a Warranty Deed to the LLC with the help of a title company and submitting the paperwork to the county office. How can I find out how much the transfer fee would be?
I've read that it is a good idea to do the transfer through an attorney to make sure it gets done properly.
Any advice anyone??
