Title Searching and Other Research

OK, so here's the thing, when someone asks how to find information on a particular property there have been many responses and they all point toward going through public records. Now, my problem seems like a backwards situation because the online search fields ask for the very info that I'm trying to find.

So instead of just inputing an address it asks for the owners name (i don't know it) or the parcel number (again, don't know).

I'm trying to find info on some, what appears to be long abandoned land space as well as some empty houses that are'nt listed and have no signs.

I recently called a title company and asked them if they do double closinga and they said yes and i explained that if i buy a property and want to sell it to someone else will u take care of it immediately for me and said yes but it depends on the mortgage cuzz sometimes it can be illegal. can someone clarify what they meant?

Can anyone tell me why when I type in www.deangraziosi.com/agentfinder I come up with a page that only leads me back to the homepage. Also for the buyersprofileinterview it says not available now. And for the powerletters, I can download them but not open them. I use a mac. Thank you for any help. Tammy

how do u get comps for a property withut using a realtor? Can u pay a realtor to run comps even though u really dont work with one professionally?

I'm new to Dean's program! I just completed the Insider's Edge workshop and am really eager to get started. However, I am kind of confused about Title Searches and had a question.

I know that for any kind of transaction, you need to do a Title Search to make sure there are no liens on the property before you put it under contract. However, I am unsure about how you would go about this in a smart way.

Could someone explain the difference amongest the three comp analysis!? Also where I could find a website or software where I can find these comps for the use of evaluating values on properties in Phoenix Arizona!?

I have someone that has agreed to sell me their mobile home for 3,000. I need to know what contract to use and who needs to be present on the closing. Do I need to still use a title company. It will be my first deal and the seller doesn't know much either. Someone please help.
