Are You in a Disclosure / Non-Disclosure / Buyer Beware State??

This topic has been in numerous posts with mention of the effects & affects it seems to have on their RE business.
I know from going through many forums there is AT LEAST one (1)person in every state or US entity that is a member of DG.
**So here is my question & point of this forum.**
Would AT LEAST one of you (if not more) from each state find out if your state is a disclosure or non-disclosure or a buyer beware State in regards to Real Estate & Mortgage / Financing ?
I have an idea that this information WILL in the end HELP YOU as well as the rest.

You went & did RE business in another state??

It is GREAT you are expanding & branching out. Is everything working out?? Did you have any complications, like having to register, get registered or higher someone to handle your non-resident state paperwork?
I have had or seen many conversations with DG'ers who are or will be attempting to go out of their home state/jurisdiction to do Real Estate business transactions without realizing that they need to be licensed/registered in that state/jurisdiction via one of many ways. You ARE considered to be foreign to them.Sad

Tax assessment question

I found a property that went to auction in November and is now on the listings again, and apparently will be at auction with another firm soon.
But I went on the tax assessment to look up tax bill and past years taxes.
It says under the bill "MFL & PFC are not included in the values." I'm sure it is something simple that I am not catching, but does anyone know what it means.
I called the court house to find out, but apparently no one came in because of the blizzard!
Anyone know?

I am having a hard time trying to find a website or any listing that would produce Pre Nods that people are 60 to 90 days behind? All list I get they are going to Sherriff sale like next week or 2. I am looking for a list that I can pull out some L/O out of and help these people before things get out of hand. Anybody that knows of were i can aquire a list, or who to contact would be much appreciated.

New HUD bid statistics website for Arizona?

Hi all,

Is there a new website to check out the Hud bid stats for Arizona? The old site at Michaelson Connor & Boul (sp?) stopped displaying the information after November 20th. They said it went to a new Management firm but like MMM 3 or something like that but I cannot find the new website anywhere. Sometimes you can find reverse buyers using this method. If you can help with this, that would be great. Thank you. Smiling

Info On Homes That Have Been Sold

Hello Everyone,
I am fairly new to this website, and slowly learning my way around it. I have yet to make my first deal buy my goal is to make one very soon, hopefully this month.
I have been looking through the web pages of homes listed in my area, and living in the San Francisco Bay Area in California, the homes here are quite expensive. I decided to enter a dollar amount for homes that I was interested in. Of course I started out as low as I could possibly thought I Might find a home listed. Well there weren't any homes Listed for $25,000, but I found some that were recently Sold from $50,000 and up.

My question is, after a house has been sold, is there any way to find out information on it such as, days it was on the market, if they were behind on property taxes, was it a HUD loan, that type of thing. I have seen some homes that have been sold for a deep discount on the Internet and I am trying to find out what the terms were or why it was sold for so cheap, maybe they were in pre-forclosure. Any feed back would be greatly appreciated.
