Silly question on Auctions

Can you tell me the best way to find auctions in my state and if I am looking for a particular type of auction? I know I have found some, but it seems they are not well advertised. Must be a place online. Is just putting Real estate auctions and my city or state the best way? Thanks for your help.

our newspapers lists Notice of Defaults and foreclosure auction dates/times, usually held on courthouse steps

Lenders are required to file the NOD with the city/county before they can proceed with the foreclosure.

you can contact your city/county assessors or clerks office and ask for Notice of Defaults and foreclosure and tax auction info- they can be very helpful and they may tell you'll be able to access the info online from the website

Check the public trustee site at the county you are checking into. You are aware that Public Trustee auctions require cash on the spot, no real due diligence can be done. It is a gamble and for advanced investors. Most private auctions require cash or a maximum time limit to pay in full. Not sure this is where a new investor should be spending time. BUT, who knows!!
Now if you are just going to meet real cash buyers, these are great places to go!!

Auctions

Just go to your county website and look for r.e. auctions or Sheriffs sales for property. they do not advertise these a lot but by law they have to post of county sites.
You can also go to: www.treasury.gov/auctions/treasury/rp/ for the US treasury site auctions.
You may also want to check out Williams and Williams at: www.williamsauction.com/
Just keep in mind that local auctions are to find buyers and the same people will be at each one religiously. Once you have met the principle plays and got their info you should be good to go.
I know that one of Deans students went to one last month to find buyers and ended up buying a property for 750.00. What a steal that was.

Tax Sale

I suggest start reading about tax lien and deeds.
Two good books:
Investing in Real Estate Tax Liens & Deeds from Jamaine Burrell
Profit by Investing in Real Estate Tax Liens from Larry Loftys
Your main goal should be to learn how to do your due diligence.
Check the site: taxesalelists.com.
They have the schedule for almost all the taxes sale auctions in the country.
