Need help finding owner...

Hi everyone!!
So I was driving by when i spotted a house, looked beat up, lawn about window high... So i went on property shark and looked up some info right away!

that came quickly to a halt when i saw the owner of the property lives at the property... i know the owner doesn't live there as there was signs by the state all over it...

My question is, How can i locate this owner so that i can start negotiating a deal?

iv heard of it before but some reason i cant recall it for nothing ; (

Hi everybody, I have finally gotten started. Nothing is concrete just yet, but me and my girlfriend went and looked at a house yesterday, and we have a real estate agent who is good friends with her family, so that helps. Plus she is investor friendly and is helping us out with investing. So the house is 6 bedrooms and 3 bathrooms. It has an inlaw apartment that is 2 bd and one bath attached to it. We want to rent that out to pay for the mortgage and live in the other side that is 4 bd and 2 bath and fix it up while we are there. We want to turn it into a 3 bd 3 bath by turning a small bedroom next to the master one into a master bath.

I have the name and number. I need the conversation

I've found the out of state owners with phone numbers of a couple of vacant properties. I can send a post card or call them direct. I'd rather act now and make the phone call but want to be sure that I don't scare the owners or come off as a creditor/bill collector.

Is there a particular script that I can use to speak to the owners in order to purchase their properties?

I really don't need to use the yellow letter because I have the names and numbers in hand. I just need to bring them to a yes on the sale of their vacant property.

I advertised several ghost ads on craigslist. The same person replied to all my ghost ads. What do I say to them?

I don't want to run another ad tomorrow and recive another response from them looking for a property.

Move in ready home vs foreclosure. Expert advice please

Hi guys and gals

My wife and I are shopping for a house and were wondering if we should buy something move in ready or should we try to find a foreclosure? We're going FHA and don't mind doing work if we'll make more and have equity. We have a goal to stay in this house for 8 years, expand our business and then buy our dream home(mini mansion). We found a place today that we love, great neighborhood, schools and a great house but we'd be buying it at fmv.
I would love to hear your opinion on if we should take this place or hold off and try to find a foreclosure. Thanks in advance for the input everyone.

Deal on Land??

Hello DG family!

So.. I've heard many times that it can be useful to drive for $$$ and find FSBO or vacant properties and contact the owners. Well, I decided to bike ride around nearby neighborhoods for $$$ and I saw only one FSBO sign and no vacant properties(that I haven't already contacted the owners of).

I called the sign and the guy is selling 4.8 acres of wooded land. The land has an extremely old tobacco barn in the woods which would probably just need to be torn down. Other than that it is just a bunch of wooded land. It is also near powerlines and does not have water, electricity or sewage.

Can I buy and sell properties online

I would like to know if I can buy and sell properties online. I don't have a car . I think it would help if i can do this.

Deal or No Deal...Help!

Recently I had a Buyer approach me with this deal, he called me and said he found me listed on Google, fair enough, I am. Long story short:
He said he has a real estate license when he used to winterized properties for Fannie Mae which he doesnt any more, investing in real estate has kept him busier and has a couple "other " business to run.....So he offered me to use his license as his assistant go set it up with a Broker of my choice and I could start using the MLS and have access to all BPO's which I could assign to him or any other buyers on my list, OR he could make me a HML if I wanted to buy the deal myself.

So ive been driving around my town for beat up/vacant houses and while driving i noticed that on one of the houses that ive had my eye theirs was a man mowing the tall yard and trimming the bushes. so i stop by and ask him if he knew who owned the house or if it was going to go for sale? then he tells me that the owner lives across the street! i was what? right their? He then said ya and pointed to the house accross lol

Now i know where the owner lives... so the question is should i go ahead and knock on her door and ask infor or should i first send her a letter?
