Recently I had a Buyer approach me with this deal, he called me and said he found me listed on Google, fair enough, I am. Long story short:
He said he has a real estate license when he used to winterized properties for Fannie Mae which he doesnt any more, investing in real estate has kept him busier and has a couple "other " business to run.....So he offered me to use his license as his assistant go set it up with a Broker of my choice and I could start using the MLS and have access to all BPO's which I could assign to him or any other buyers on my list, OR he could make me a HML if I wanted to buy the deal myself.
Here's the part of the deal that makes me pause, he sd though I would have to pay Broker member fees, he said he has a list of these bpo's that I would be entering on broker's sight by the bank that is giving me the listings at 50.00 each that I list. But he says the thing I care about is having access to these deals before ANY body gets them. I could lock up on contract since all the info to homeowner in distressed is listed then lock up on contract and assign too him or any other buyer for that matter. So my question is why doesnt he do it himself and pay for it and I just find him the deals and do all the work for him? I want to be open to stepping out of my comfort zone and make money, but something does not sound right about this in so many ways to me. Am I being paranoid? Please help

Kathy, my advise is to walk away. Something is not right. Maybe this individual is not who he says he is. If you decide to proceed be very careful. I would not move forward.

kinda sounds scamish to me. Would a Broker allow me an assistant of a realtor to imput this info into the mls and just for that reason? When I ask him if the Broker would allow he kind gives a round about answer, well your be paying him the Broker annual fees; which I've found them to be anywhere between 800-2500.00 annual. So he also says I will be working under one of his companies and that he will have to 1-9 me as an employee of his and do a back ground check on me since I will be using his license. So his name is a very common name in our state and ask him to tell me his full name with middle initial and name of his company. I can never get a direct answer from him. He tells me his full name and name of his company, so I google it and the name of his company is just initials. A different name comes up with the initials and an address which he says are his fathers....he answers many calls and is always doing something on the phone we we talk, so he seems distracted half the time and doesnt finish our conversation..... I pause again because I'm about to email this buyer all my personal info via email and I know very little about him.
Just wondering if anybody on this site can offer some expert advice!

I actually met this guy at a house he bought in our neighborhood and was waiting to close on. His realtor was there right after I showed up so I felt comfortable going inside and listening to his plan for converting it into an elderly facility. Alarm guys were there resetting the alarm so I went him and he gave me the grand tour. I aske him how much he paid for it, he paid full price the seller was asking but only because there was a 120k alarm and sprinkler system seller just installed. He then goes into one of the rooms which was right next to alarm guys and motions me in and starts to kinda telll me in a hushed tone how the seller just up and walked out of the house where he used to care for his elderly mother...etc. then he shuts the door as if to not let anyone here. You can imagine what was running through my mind. "Can I take him?" I was a little taller, just scream and run like hell!
So, He begins with that proposal of using his license and that he was gonna help me out...etc
I know it sounds so bad as I'm writing this but, I'm sure in a realtors world they get the same type of stuff happen. Nothing happend he immediately opened up the door as if though he just gave me this big sceret. LOL

You can do so without giving your name. Just tell them the entire proposal and see if its ethical/legal. Also, I'd insist on something in writing that would be reviewed by an attorney and protects you should things go bad. And if you can't afford an attorney, submit any and all of your questions, IN WRITING so you'll have a record, and require him to respond.
Finally, if the deal is legit this "partner" shouldn't be acting the way that he is. My sense is he sees you're inexperienced and is talking around you. At the very least there should be a 3rd party present hint:Attorney, should you decide to go forward. If he doesn't accept those terms, then move on.

Kisogo61--Oh, yeah you hit it right on the head! However I purposed a down the middle split--50-50. What did I have too loose, right? Na, do way he turned that one down, then I came back with 1/3rd net profits, after all I'm doing all the work and bringing him deals I lock, with his profit spread, still knocked it....last and final deal was 25%, never got back to me..... the rest is history, still havent heard back, so no need to run any more, I sense he will not be calling me back!
