Title Company that does Double closing in NH ??

I have a Cash buyer, but his attorney does not do short sales. Can anyone recomend title company in NH that does double closings??

Experienced guidance needed

The only living owner to an amazing preforeclosure is in jail and won't be getting out anytime soon! Has anyone experience with this type of situation?

The attorney isn't replying to the letters I sent.

I have an idea about getting to the mortgage company but do I tell them the situation? Does it hurt me or help me as a potential buyer?

FNMA REO Wholesaling with LLCs & 20% rule

Good morning!

I am running into a question neither my realtor or I can answer and I'm hoping someone here can shed some light on the subject.

I want to buy a FNMA owned property inside of an LLC for wholesale purposes. My philosophy is that the end buyer would buy the LLC prior to the closing the transaction, therefore making the buyer the owner of the LLC that is contracted to buy the property.

My Realtor (who is very open to creative ideas) is concerned that FNMA is cracking down on this practice and may not may not sell to an LLC unless the articles of organization reflect the original manager or ownership has not been very recently transferred.

Short Sale

Can you assign a short sale or do you have to double close? I am putting in an offer on a Maryland short sale and it just occured to me i might not be able to assign the contract as i have heard there has been alot of changes with short sales. Can anyone help??

New Investor trying to help family

I am a new investor (still reading the study material) and I'm trying to help a family member from under their property. He is not in short sale or foreclosure, but he does owe more than what the home is worth. What are my options for helping? I don't have cash so I'm currently looking for an investor to buy but if I sell it for less than what he owes how would that help? Please excuse the newbie question and thanks for any help.

ARV vs. FMV

Hi!

I am getting ready to make some offers on some REOs to wholesale -- but I think I am getting confused with my terminology and its application.

I understand that ARV stands for After Repaired Value, BUT, does ARV take into consideration the value of the comps for the area?

In other words, should I make my offers based on <70% - less repair costs - of the average of the comps?

The clock is ticking on my offers so I need some advice quickly!

FORECLOSURE OPTIONS

Hello DG family. Continuing on with luck on my 800 phone number I had this caller call in yesterday and she stated that she is one month behind and doesn't want to wait until the last minute so she is looking for some options before the possible foreclosure. She has not yet received a notice of default. I have learned a lot through Dean's teachings about helping an owner during preforeclosure process, but not much info comes to mind on making sure that the foreclosure doesn't take place if the owner is not willing to use our services... Are there any options that the owner can consider taking advantage of through their lender? All responses are greatly appreciated.

Assigning a Shortsale

Hello everyone!

I know this has probably been answered somewhere, but I looked and couldn't find it. So, can you assign a shortsale? Or is it like an REO/foreclosure and is hard to assign because the bank is involved?

I think I have a great opportunity with a shortsale and I wanted to know how I should move forward with it.
