So ive been driving around my town for beat up/vacant houses and while driving i noticed that on one of the houses that ive had my eye theirs was a man mowing the tall yard and trimming the bushes. so i stop by and ask him if he knew who owned the house or if it was going to go for sale? then he tells me that the owner lives across the street! i was what? right their? He then said ya and pointed to the house accross lol
Now i know where the owner lives... so the question is should i go ahead and knock on her door and ask infor or should i first send her a letter?

Go knock on her door right away. Far more effective than a mailer. Just ask, Hey , I understand you own that house across the street. Are you interested in selling it?
The owner will say no or what will you offer.
If they say what will you offer you say. I don't know. I will have to get inside and take a look. I will run my numbers and call you back with an offer in 24 hours.
Then ask, Do you have an idea what you have to get out of the place? They will almost always take less than they say, but this will let you know if you will be close after you run the numbers (ARV minus repair/rehab minus your and/or your buyers margin) Call and make your offer.
On to the next. Simple. The numbers will speak for themselves.

Robert, I would go and knock on her door and introduce yourself. She probably gets so many letters that if you mailed her anything it would most likely go to the pile of mail to be opened later. Good luck and keep us updated!

It might blow back in your face if you knock on someone going through foreclosure (alot of anger and denial is involved on those), but don't worry about that. Just go on and knock. If you don't do it now, someone else will pick it up soon, and you'll kick yourself. That's true didn't think about that.. now that I thought of it that house was for rent a year or so ago.. abd it never rented, not sure why? Hope its not somethin too bad?

Sorry i took a while to post back. So i go and knock on the ladies door and we talk for about 10-15mins and she says that she dont really want to sell at this time and then she tells me why. I gave her 2 of our business cards and told her to give me a call if she changes her mind.
Hopefully she calls back lol. Il just keep moving forward and search for my first deal (:

like Walt said above- ask why she doesnt want to sell-- how long its been empty- rent rates - how long has she owned it-- does she own any more--she want to buy more...
