Encouragement

I just wanted to encourage all who needs to conquer any type of fear to keep pressing on. Because overcoming my fear of talking to people over the phone, I've had two agents tell me that I have drive, a positive attitude, determination, and intelligence which would lead me to success in this business and life.

Pools - Pro or Con

I'm looking at an older home that has an in-ground pool. Is a house with a pool easier or more difficult to sell? How do investors/landlords feel about them?

I'm thinking a pool may be more of a headache than a selling point. What's your opinion?

Starting over

I am currently on disability and live in public housing.I collect the minimum of $740 a month.I am really tired of being broke all the time(very motivated) and could use some advice on how to start flipping real estate.I am a novice so i know little about real estate. From what i have read a person with no money and poor credit can start an LLC(i don't even know what llc stands for.) or a corporation to get a line of credit.I am currently going to vocational rehabilitation.I was given an IQ test and am in the low genius range(so i have the smarts)I have learned i can get up to $15,000 in loans and grants for school. Are there classes i should take?Where would you begin if you were me?....I live in the Philadelphia area and know the jersey shore very well.

I am working on increasing my links on LinkedIn to increase my exposures to wholesale deals and buyers. Please check out my profile at http://www.linkedin.com/pub/therin-hill-mba/16/837/776 and request a link.

Don't rehab the wrong house!

I just read this story and thought I would share. Hard to believe, can't imagine this happening.

URGENT-No equity.

Ok so a caller came through my 800 number-by way of my bandit sign-but this caller has only a couple of thousand of equity and wants to stay in his home. He is facing foreclosure and just received the default notice so there is time. Is there any type of deal that can be structured that will allow him to stay in his home.

P. S. I am meeting with the owner this weekend to take a look at the home and he sounded like he might be open to trying to sell...

Need advice - Taking over a property

Hello fellow investors.

I have to start by sharing that the yellow letters work fantastically. I am amazed at the response rate I've received. I may have an opportunity to help someone and, receive a property in return, but; I'm looking for some advice. Here's the scenario:

I was contacted by a lady that is located out of state. She has power of attorney for a property owned by her aunt. The property is worth about 100K. The mortgage is paid off. In 2006, her aunt took out a reverse mortgage for 150K. Her aunt became ill and lives out of state. Because she no longer resides at the property and, taxes are over due(about $1,200), the reverse mortgage company is forclosing. The lady will just sign the property over to me.

Sandwich Lease Options?

Hello folks.

I have always wondered about something about a SLO. What happens if you have a Tenant/buyer and he/she is making the payments.

Is it possible that the Seller will collect the rent payments from the tenant/buyer and not even pay their mortgage/lender? What would happen if that scenario plays out? What would happen to your SLO deal?
