Hello I have been reading around the forums for a few months now. I live in southern Cali and am married with 4 children. I'm not totally new to investing with a few projects under my belt, but am still looking for some guidance and still consider my self a novice.
I have just recently flipped my first deal that i bought at auction for a profit of 27k. 7 months ago i rehabbed my first rental property, a 3 unit which i still own in the high desert(great cash flow deal). I have just recently acquired my 3rd property at auction in a very nice area of Southern Cali, and hope to make at least 20k on this new deal.
I'm so addicted to investing now that I'm looking for ways to find more deals on and off market. A lot of my cash is tied up in my new deal, but i know a lot of investors with money that are looking to partner up or buy whole sale. I am just having trouble finding the deals that are not at auction. I have read Profit from Real Estate Rite Now. My wife is a realtor (actually a school teacher i just use her license to find deals and save commission money). Sorry for the long winded topic. I guess i just wanted every one to know how serious I am about Real Estate. I will put forth massive amounts of time and effort and do what every it takes to find more deals and make my family wealthy. Im just looking for what works and trying to find those who are doing it rite now.
Its really hard to find deals on the MLS rite now here in Southern Cali. There's so much competition. Does the marketing really work for finding off market deals. Does any one have any success at this currently in 2012. I see a lot of post from 2008 to 2010 but even now only a couple of years latter it just feels like a different time in Southern Cali. There are so many investors here its sick.
Again sorry for the long post. If any one has any info on this it would really help me out. I would also be a great buyer for any one that has whole sale deals in Southern Cali, I'm working with 200k liquid and partners with more cash. Feel free to pm me. The MLS and Auction are the two most competitive places to get real estates deals. Obviously you can still get great deals, you have proved that, but what happens now that the cash is all tied up?
There are so many different marketing avenues of finding motivated sellers its ridiculous. The only difference now is that you have to know the knowledge and skills to market and negotiate the deals. Not too mention have the time to do all this.
Option #1If you want to learn all this, it is definitely possible. Only problem is there are sooooooo many guru's teaching sooooo many different strategies and techniques out here today.If this is the route to go, start buying every book and guru course you can get your hands on.
Option #2: (Best option to start making money immediately and learn as you go)
Seek out every real estate wholesaler in your area! This is easy to do. Check craigslist, your local reia, or actually advertise to find the, they are everywhere. Now, tell them that you are a cash buyer and you have a whole bunch of friends looking to invest their cash into real estate, but that you don,t have the resources to find the deals. Tell the wholesalers exactly what you are looking for ( what ever your friends are looking to purchase ) and offer to team up with the wholesalers! Tell them that if they supply the property, you will supply the buyer and you can split the wholesale fee 50/50!
WOW what a better way to leverage your time and knowledge. Let them do all the work, and when they present a great deal to you, take it to your friends and get PAID.
This is called co-wholesaling. This way you can make money and learn the game as you go.

I am new and would like to know how to create the buyers list? Anything to help me right quick? I am looking at properties right now, but I don't have cash or good credit yet. I see some good deal, or at least I believe some of them to be good deals right around where I live and would like to cash in and learn how to make it work asap. Any imput would help.
