Help I need an investor friendly realtor in Central FL!

Hello,

I would like to know if anyone in the Central FL area can refer me to an investor friendly realtor to work with? I have called several realtors and different offices, I get through the question and they answer right, but when it comes down to the contract and having them change it to able to assign they don't want to deal with me. Has anyone else had this happen and can anyone refer me to a realtor in Central FL that you have had success with?

Yesterday while driving my kids to school. I decided to cruise a neighborhood nearby. I found a couple fsbo's. The first one I called is an estate sale that they have neglected for a year. It needs $20,000 in updating including a complete tear off on roof(house has some mold in it now due to roof). They are asking $50,000 and I followed that up with what's the lowest they could go with a cash offer they said $45,000. I think $35,000 is more reasonable. Comps in area are $113,000. Any advice on how to move this forward would be appreciated. This is potentially my first deal. Thank-you

I was driving my kids to school today and on the way home decided to cruise up and down some streets,to see what I can find. Well, I found a couple fsbo's. I asked the executor of the estate which is the oldest of 3 brothers how much they wanted. He told me $50,000. I said if I paid cash today what's the lowest you can go he said $45,000. By the amount of work needing to be done I think $35,000. The real estate analysis here said it's worth $113,000. Comps in area run the same. What can I do to close the deal?

NEED HELP!

So I was calling For Rent Ads in the local paper to build my buyers list tonight and came across something that I feel I really need to act on quickly.

After calling a particular Ad I talked to an older guy that said he really didn't want to have to rent out this house anymore because he has some health issues. In fact he said he has 2 other houses in the same area that he would also want to sell. He said that he has owned them for quite some time now and has always used them for rental income. Of course I was a bit stunned to hear him talk about selling since I am rather new to all this and what not. He basically told me to make him an offer if I was interested. I then told him I would talk to him after I had a chance to look into the numbers and everything.

Assignment deals on MLS properties

I keep hearing from people that it can be very difficult to complete assignment deals on properties listed on the MLS. I keep seeing people say that the sellers agent doesn't understand what you are trying to do so they reject you. So how difficult is it really to close these MLS deals even though you might have quality CASH BUYERS in your corner waiting to take over the deal?

Some investors told me to stick to FSBO deals only because of this so I wanted to see other peoples ideas on this. I would appreciate some veteran knowledge on this topic if possible please.

Georgia Contracts

I searched and searched, hopefully this isn't a duplicate. I'm looking for state specific contracts for doing wholesale and purchase lease option deals.

I specifically looking for Georgia (Atlanta area) and Texas (Dallas / Fort Worth area). I just can't afford to hire an attorney or I would so hoping someone has one that is available for download that deals with all the stuff Dean recommends for assigning and clauses to back out if the deal goes south, etc...

Thanks for any help you can provide. Might be good to name this State Contracts and allow people to post for each state, etc...

Looking For Sellers

Can any one give me any info about marketing to sellers. Any insight would be appreciated. What works for you? If you could please give specifics. I just ordered 100 blank band it signs and some red sharpy's. I thought i would try to get as much info as i could before i started testing them out. If you use bandit signs what do you write on the sign to attract most of your calls from sellers. What kind of recorded message do you use. If you use yellow letter mail what do you write on the letter. How do you find your FSBO's. I know this mite be pushing it a bit, but hay its worth a shot. Just trying to get as much info as i can to help with my investing. Thanks for your time, good luck with your investments.
